Fit out and renovation services in Dubai, all under one contract
Fit out and renovation services in Dubai from the contractors owners call direct: twenty-four in-house trades on our own payroll, one supervisor accountable for the programme, and a single itemised quotation covering the lot.
Home renovation Dubai, office fit out and everything between
Abdulla Carpentry EST provides complete interior fit-out and renovation services in Dubai: design and drawings, demolition and strip-out, electrical and plumbing first and second fix, waterproofing, tiling and stone, gypsum ceilings and partitions, flooring, painting and specialist finishes, glass and mirror, HVAC alterations, and bespoke joinery manufactured in our own Ras Al Khor workshop. You can take the whole package or a single trade. Either way it is one contract, one price, one point of contact, and a twelve-month workmanship warranty.
As renovation contractors Dubai clients come back to, we handle interior fit out and interior renovation from the first survey to the last snag. Our fit out and renovation services in Dubai cover home remodeling and full home renovation, a villa extension where the plot and the authority will allow one, office renovation and office interior fit out, retail and shop fit out, restaurant and cafe fit out, clinic and salon fit out, and warehouse fit out in the industrial areas.
Every one of these fit out and renovation services in Dubai is delivered by our own in-house trades, which is why a residential and commercial contractor can quote the whole job on one contract rather than three. We work across Dubai and all UAE emirates, and every job begins the same way: a free site visit and quotation, then a programme with snagging and handover written into it.
Most clients come to us needing several of these at once, because that is how renovation works. A bathroom is not a tiling job; it is demolition, plumbing alterations, waterproofing, a flood test, screeding, tiling, a ceiling, an extract fan, a vanity we manufacture, glass we template on site, and sanitaryware. Hiring seven companies to do that in the right order is how a four-week job becomes a four-month one.
So we price it as one scope. You see each trade on its own line with its own quantity and materials, which keeps it transparent, but you sign one contract and hold one company responsible. If the waterproofing fails a flood test, nobody is arguing about whose fault it is.
We also take single-trade work — a wardrobe, a rewire, a repaint, a ceiling. There is no minimum contract value and no pressure to expand the scope.
24Services, one contractTurnkey fit out and design and build, on one contract

The joinery is where this company began and it is still the part we control most tightly. Carcasses, doors, drawers, panelling and worktakes are cut, edged, assembled and sprayed on 32b Street in Ras Al Khor, then delivered and installed by the same people who made them.
Our carpenters survey after the ceilings and screeds are finished, so every unit is scribed to the room as built rather than the room as drawn. That is why our wardrobes do not have a tapering shadow gap at one end and our kitchens do not need filler strips to hide a wall that was never straight.
Boards are Egger or Kronospan, hardware is Blum or Hettich, and finishes are PU lacquer, melamine, veneer or laminate depending on the budget and the use. All of it is named on the quotation so nothing cheaper appears quietly on delivery day.
The order these services have to happen in
Almost every renovation disaster we are called in to rescue is a sequencing failure, not a craftsmanship one. This is the order we work in and why each step sits where it does.
Strip out comes first, and it comes fully. Half-demolition is how hidden problems stay hidden. Once the finishes are off we can see the real condition of the slab, the chases, the drainage falls and the riser. Anything surprising is found in week one, when it is cheap, rather than in week eight when the tiles are down.
Then first fix, all of it together. Electrical, plumbing and any HVAC alterations go in as one coordinated exercise, because a duct and a drainage run competing for the same ceiling void is a problem you want solved on site by two of our men talking to each other, not by two subcontractors who visit on different weeks and each assume the other will move.
Waterproofing next, then the flood test, then nothing for two days. This is the step most commonly rushed in Dubai, and it is the one that causes the most expensive failures. A membrane needs the right upstand height, proper detailing at the drain and the door, and a genuine 24 to 48 hour standing-water test. We photograph the test and send it to you. If it fails, it fails now, into an empty room.
Screeds and tiling follow, and only then do the ceilings close. Tiling to a properly levelled screed is what stops large-format tiles lipping at the edges. Closing the ceilings after tiling rather than before means the ceiling line can be set against the finished floor level, so shadow gaps and cove details run parallel to something real.
Joinery is surveyed after that, not before. This is the discipline most fit-out companies in Dubai skip, because it means going back to the workshop with measurements instead of having units already built and waiting. It is also exactly why our wardrobes meet the ceiling in a straight line and our kitchen runs do not need a filler panel to disguise a wall that drifts.
Second fix, paint, then final fix in that order. Sockets, switches, sanitaryware and door furniture go on after the walls are finished, not before, so nothing is masked, splashed or scratched. Glass and mirror are templated last, against what was actually built.
Then we snag it ourselves before you see it. Our supervisor walks the job with a list, we fix what is on it, and only then do we invite you to walk it and write your own. Handing a client a job full of obvious defects and calling it a snagging inspection is not a process; it is asking the client to do quality control for you.

About our services
Can I hire you for just one trade?
Yes. There is no minimum contract value. We regularly do a single wardrobe, one bathroom, a repaint or a ceiling. We will not pressure you into expanding the scope, though we will tell you if doing two things together would save you money or disruption.
Do you supply materials or can I buy my own?
Either. We buy on our own trade accounts, which is usually cheaper, and we name every material on the quotation. If you would rather buy your own tiles, sanitaryware or appliances, we will fit them and simply price the labour.
How long does a typical renovation take?
A single bathroom is three to five weeks. A full apartment is eight to fourteen weeks. A villa is three to six months. An office fit-out is four to ten weeks depending on size. Approvals, not the building work, are usually what stretches a programme.
Can you work while I am living in the property?
Yes, and we do it often. We phase the work room by room, seal off the active area with dust screens, keep at least one bathroom and the kitchen usable wherever possible, and clean down at the end of each day.
Do you give fixed prices or estimates?
Fixed, for the scope described. Variations arise only if you change the scope, or if something genuinely hidden appears behind a wall — and those are priced in writing before we proceed.
What happens if something goes wrong after handover?
Call us. Workmanship is covered for twelve months from handover and we fix it. Manufacturer warranties on hardware, appliances and sanitaryware are registered in your name and we will help you claim on them.
Do you handle building and authority approvals?
Yes, as part of the job: Dubai Municipality and DEWA submissions, developer and community NOCs, contractor passes, insurance copies and working-hour agreements.
Which areas of Dubai do you cover?
All of it, and the rest of the UAE on request. Most of our work is in Dubai, with regular projects in Sharjah and Abu Dhabi.
What every one of these services comes with
Whichever trades you take, the same things are in the price. We list them because in this market several of them are routinely charged as extras once the job has started.
- A measured survey before we quote. Nobody prices your job off a photograph and a guess. We attend, measure, check the ceiling void, the riser, the existing services and the building’s own restrictions, then quote against what is actually there.
- An itemised quotation, not a lump sum. Every trade on its own line, with quantities and named materials. You can compare us like for like against any other contractor, and you can see exactly what removing an item saves.
- Permits, NOCs and authority submissions. Dubai Municipality and DEWA where required, developer and community NOCs, contractor passes, insurance copies and agreed working hours. Prepared and chased by us, not handed back to you as your problem.
- Protection of everything we are not touching. Lift lobbies, corridors, retained flooring, joinery and sanitaryware sheeted before work starts, at our cost. Buildings in Dubai fine contractors for damaged common areas, and that fine is ours to avoid.
- One supervisor who owns your job. The same person from mobilisation to handover, reachable directly, sending you photographs at the end of each week so you can see progress without driving across town.
- Daily clean-down and proper waste removal. Debris bagged and taken out on the days the building permits, not piled in a corridor until the end of the month.
- Testing before handover. Flood tests on waterproofing, pressure tests on pipework, circuit testing on electrical work, and every door, drawer and hinge operated and adjusted.
- We snag it before you do. Our supervisor walks the job with a list and we fix what is on it. Only then do we invite you to inspect. You should not be doing our quality control for us.
- A twelve-month workmanship warranty. Written into the contract. Manufacturer warranties on hardware, appliances and sanitaryware are registered in your name and we help you claim on them if you ever need to.
