The more you can tell us now, the more accurate the first number will be. If you have drawings, a fit-out guide or photographs, mention it and we will send you an address to email them to.
Request a free site visit
No sales process, no showroom appointment, no pressure. Four steps, and you can stop at any of them.
- You get a reply the same working day. Usually within a couple of hours. If what you need is outside what we do, we say so immediately rather than sending someone out to find a way to sell you something else.
- We visit and measure, free. Anywhere in Dubai at no charge, and across the other emirates where the project justifies the trip. We measure properly, look at the ceiling void, the riser, the existing services and your building’s rules, and tell you on the spot what is straightforward, what is awkward and what will not be permitted.
- You receive an itemised quotation. Every trade on its own line with quantities and named materials, so you can compare it against anyone else’s, remove items you do not want, or see exactly what an upgrade adds. Usually the same day as the visit, occasionally the next.
- You decide, in your own time. We do not chase. If you want changes to the scope we reprice it. If you go elsewhere, that is fine — and if that job goes wrong, quite a few of those clients come back to us to finish it.
Four things that make your fit out quote Dubai more accurate
Tell us the property type and community. A two-bedroom in Marina, a villa in Arabian Ranches and a shop in Deira are three completely different jobs with three different sets of building rules, even at the same square footage. Knowing where it is tells us the access constraints, the likely NOC process and the working hours before we have even seen it.
Say whether anyone is living or trading there. Occupied jobs are phased, sealed and cleaned daily; empty ones run faster and cheaper. It changes the programme more than almost any design decision, so it is worth saying at the start rather than at the survey.
Send photographs, even bad ones. Phone photos of each room, the electrical board, the ceiling and the existing bathroom tell us more than a long description. If you have the original handover drawings or a landlord fit-out guide, that is better still.
Give us a budget range, honestly. Not to spend it — to tell you truthfully what it buys. A realistic range lets us specify to it from the start rather than sending you a quotation that was never going to work, and it saves a round of revisions for both of us.
FreeSite visit & itemised quoteVisit our office in Dubai
This is a working joinery shop, not a showroom — panel saws, an edge bander, a spray booth and benches where kitchens and wardrobes are dry-assembled before they reach your property. Clients are welcome during manufacture to approve a stain or a veneer match on the real material.
Our office and workshop are at 32b Street, Ras Al Khor Industrial Area 2, Dubai. Working hours are Monday to Saturday, and we are open Saturday, which is when most site visits actually happen. We are a licensed and approved contractor, so the drawings, the approvals and the sign-offs are handled by us rather than pushed back to you.

Site survey and measurement on your free site visit
It takes between thirty minutes and two hours depending on the size of the property. Here is what we do while we are there, so you know what to expect and what to have ready.
We measure, properly. Not a laser reading across the middle of the room and a guess. Wall by wall, including the out-of-square ones, plus ceiling heights at several points, window and door openings, and the positions of every existing service. This is what lets us quote a fixed price rather than a rate that gets adjusted later.
We look above and behind. We lift a ceiling tile or check the void where we can, open the distribution board, look at the riser cupboard and check the drainage falls in wet areas. Most unpleasant surprises on a renovation are visible in the first hour if somebody bothers to look, and finding them now is what keeps your price fixed.
We read the building’s rules, not just the property. Permitted working hours, whether the lift can be booked, where debris can go and on which days, what the owners association requires, whether a deposit is held. For commercial units we ask for the landlord’s fit-out manual. These constraints change the programme and the price, and a contractor who does not ask about them is quoting a number they cannot deliver.
We tell you what will not work. If you want a wall removed that is structural, a bathroom moved where there is no drainage fall, or a ceiling detail that will not clear the ducts, you hear it at the visit rather than after you have paid a deposit. This is the most useful half hour of the whole process and it costs you nothing.
You do not need to prepare anything. No need to tidy, no need to have decided on finishes, no need to know what you want. Plenty of clients start with “we know this needs doing but we do not know what is possible”. That is a normal starting point and an easier one than a fixed idea that turns out to be unbuildable.
Working with us as a contractor, consultant or landlord
A good share of our work comes from other businesses rather than end users. If that is you, these are the arrangements we already have in place.
- Main contractors and fit-out companies. We take joinery and single-trade packages as a subcontractor, working to your drawings, your programme and your site rules. Shop drawings, method statements, material submittals and insurance certificates are all provided as standard.
- Architects and interior designers. We build to consultant drawings as readily as our own, and we will flag anything in a design that will not pass approval or cannot be built to the stated budget before work starts rather than after. We do not go behind a designer to the client.
- Landlords and property managers. Turnover works between tenancies, make-good and reinstatement at lease end, and rolling maintenance across a portfolio. Priced per unit with a standing rate card so you are not re-tendering every flat.
- Facilities and office managers. Reconfigurations, additional partitions, extra desks and meeting rooms, done out of hours so nobody loses a working day.
- Trade accounts. Repeat commercial clients can be set up on account with agreed payment terms rather than staged deposits. Ask when you first get in touch.
When you need someone this week, not next quarter
Not everything is a renovation. A good part of our week is single visits, and we would rather do them properly than turn them away.
Leaks and water damage. A failed shower membrane, a leaking concealed cistern or water appearing in the apartment below is the most common urgent call we get. We can usually attend within twenty-four hours in Dubai to trace it, stop it and tell you what the repair involves. Finding the source is the job; the tiling that follows can wait until you have decided on finishes.
Doors, drawers and hinges that have stopped working. UAE humidity moves timber, and doors that closed perfectly in March bind in August. Adjusting, rehanging, replacing hardware and easing is an hour or two of work, not a reason to replace the joinery.
Handover snagging on a new property. If you have just taken keys from a developer and need the defects listed properly before the liability period expires, we will survey and produce a written snag list. Plenty of clients then use that list against the developer rather than paying us to fix it, which is entirely fine.
Make-good before you hand back a lease. Removing partitions, reinstating finishes and returning a unit to the condition the lease requires, usually against the landlord’s own reinstatement schedule so the deposit is released.
One-item joinery. A single wardrobe, one vanity, a shoe cabinet, a headboard wall. Priced as a fixed package, made in the workshop, installed in a day or two.
What we will not take on
It saves everyone time if this is on the page rather than discovered at the site visit.
Work without the required approvals. If a job needs a Dubai Municipality permit, a DEWA application or a building NOC, we will not start until it is in hand. Contractors who do get stopped mid-job, lose the deposit and leave the owner with an unfinished property and an enforcement notice. We would rather lose the enquiry.
Structural alterations that have not been assessed. Removing or opening up a structural wall or slab needs an engineer and an approval, not an opinion on site. We will arrange it, but we will not simply cut.
A price that we know is not deliverable. If your budget is genuinely below what the scope costs, we will tell you what it does cover and let you decide what to drop. We will not win the job on a low number and recover it through variations once your bathroom is stripped — which is the single most common complaint we hear about the contractor who came before us.
Rescuing a job without seeing it first. We are asked fairly often to take over a half-finished renovation. We will, and we do it regularly, but only after a proper survey of what has already been built — because inheriting someone else’s waterproofing or first fix without checking it means inheriting the liability for it too.
Areas we serve in Dubai and the UAE
Around eight jobs in ten are in Dubai, where our workshop, stores and crews are based. We take work across the UAE where the programme justifies the travel, and we will tell you honestly when it does not.
We are serving Dubai, Sharjah, Abu Dhabi and all UAE emirates. In Dubai the usual run is Dubai Marina, Downtown, Business Bay, JVC, Dubai Hills, Damac Hills, Arabian Ranches, Palm Jumeirah, Mirdif and Al Quoz, and our own yard in Ras Al Khor Industrial Area sits close enough to all of them that a site visit rarely needs more than a day’s notice.
Check us, and check the rules
Before you appoint any fit out contractors in Dubai, these are the pages worth reading — the licence checks, the permit routes and the utility applications that sit behind every quotation we issue.
Frequently asked questions
Is the site visit really free?
Yes, anywhere in Dubai, with no obligation and no charge whether or not you proceed. We measure the property, advise on what is possible and quote in writing. For the northern emirates we will tell you first whether the travel makes sense for the size of job.
How quickly will you reply?
The same working day, usually within a couple of hours. Saturday to Thursday, 8:00 to 18:00. Messages sent on Friday are answered Saturday morning.
How soon can you start?
Small works within one to two weeks. Larger renovations depend on approvals rather than our availability — a Dubai Municipality or DEWA submission takes two to five weeks, so the sooner drawings start, the sooner site work can.
Do you charge for drawings and 3D visuals?
Not as part of a quotation we are bidding for. Layouts and 3D views of the main rooms are produced in-house and included. Standalone design work with no construction attached is quoted separately.
Can I visit the workshop?
Yes, any working day. It is the best way to approve a stain, a veneer match or a lacquer sheen on the actual material rather than a sample chip. Call 056-5608073 beforehand so someone is free to show you round.
Do you take small jobs?
Yes. There is no minimum contract value. A single wardrobe, one bathroom, a repaint or a door rehang are all normal work for us.
What information do you need to quote?
The property type and community, whether it is occupied, photographs of the spaces, and a rough budget range. Drawings or a landlord fit-out guide if you have them. That is usually enough for an accurate first number.
Which languages do you work in?
English, Arabic, Hindi and Urdu across the office and site teams.
How much does a villa renovation cost in Dubai?
Villa renovation cost in Dubai is driven by the specification, not the villa. A cosmetic refresh, a full home renovation and a structural remodel with layout changes sit far apart, and the same villa type quotes differently depending on joinery, stone and MEP scope. We do not publish a per-square-foot figure for villas because it misleads: we price your drawings after the free site visit and give you a free estimate line by line.
How much does an office fit out cost in Dubai?
Office fit out cost in Dubai is usually quoted per square foot, and the rate moves with the specification, the landlord’s fit-out guide and the approvals your unit needs. Our commercial page carries indicative ranges by space type. For your own unit, send the lease drawings and the fit-out manual and we will come back with a fit out quote Dubai wide, itemised, at no charge.
Do you offer a free site visit?
Yes. The free site visit and consultation covers the site survey and measurement and the project consultation that follows, anywhere in Dubai, with no obligation and no charge whether or not you proceed. For Sharjah, Abu Dhabi and the northern emirates we will say first whether the travel makes sense for the size of the job.
How long does a renovation take?
Duration runs from site possession, not from the day you call. A single room is usually a matter of weeks, a full apartment renovation longer, and a full villa longer again — and on commercial units the approvals routinely take longer than the building work. Our programme is issued with the quotation and shows the approval dates alongside the build dates, so the opening date you see is a real one.
Do you handle Dubai Municipality and developer approvals?
Yes. As a licensed and approved contractor we draw, submit and chase the approvals ourselves — Dubai Municipality for mainland work, and the relevant free zone or developer authority otherwise, along with the owners association or developer NOC where the building requires one. You are not asked to walk paperwork around on our behalf.
Do you work in all emirates?
Yes. We are serving Dubai, Sharjah, Abu Dhabi and all UAE emirates from our workshop in Ras Al Khor Industrial Area. Most of our work is in Dubai — Dubai Marina, Downtown, Business Bay, JVC, Dubai Hills, Damac Hills, Arabian Ranches, Palm Jumeirah, Mirdif and Al Quoz — but we travel for jobs of a sensible size and will tell you honestly when the travel does not make sense.
