GYPSUM WORKS IN DUBAI – PARTITIONS, WALLS AND DECORATIVE GYPSUM
GYPSUM PARTITIONS, BOARD WALLS, FALSE CEILINGS, CORNICES AND REPAIRS — FRAMED, BOARDED, JOINTED AND PAINTED BY OUR OWN CREWS SINCE 1984.
GYPSUM CONTRACTORS DUBAI
Gypsum works in Dubai cover everything built from gypsum board and plaster inside a property: partition walls, wall linings and cladding, false ceilings, bulkheads, niches, cornices and the repairs that keep all of it looking new. Abdulla Carpentry EST has done this work across Dubai since 1984, with our own framing, boarding, jointing and painting crews.
Most people searching for gypsum works Dubai are not shopping for board — they want a room split, a ceiling levelled, ducts hidden or a cracked wall made good. We are a gypsum company in Dubai that treats it that way. You tell us the outcome, we survey the space, and we come back with a drawing and a fixed price for the whole job rather than a rate for boarding alone.
Every job is run by the same team from first measurement to final coat. There is no chain of subcontractors between you and the crew fixing the studs, which is why our gypsum board installation lines stay straight and our joints do not telegraph through the paint a year later.
We carry out gypsum board installation, plasterboard and drywall Dubai work of every description — villas, apartments, offices, clinics, shops and restaurants — and we finish, prime and paint what we build so one company is accountable for the result.
1984BUILDING IN DUBAI SINCEOur licence, our insurance and our trade history are all in Ras Al Khor Industrial Area 2, and we work right across the emirate. If you want to see the work before you commit, we will show you a completed gypsum job near you.
GYPSUM PARTITION WALLS
A gypsum partition is the quickest honest way to change the shape of a Dubai home. A drywall partition goes up in days, weighs a fraction of blockwork, needs no wet trades on the floor slab, and can be taken down again without damaging the structure. That is why a room partition or room divider wall is the first thing most owners ask us about.

Splitting a room into two bedrooms, adding a room inside a wide living area, forming a maid’s room partition beside the kitchen, or closing off a studio partition to make a sleeping zone — the method is the same. We set a track top and bottom, stand metal stud framing at 400 or 600 mm centres, run the electrical conduit inside, then board, joint and skim both faces.
If the new wall separates bedrooms, a home office or a rented room, ask for a soundproof gypsum partition. Acoustic insulation is what actually does the work: rockwool insulation packed between the studs, two layers of board on each face, staggered joints and a sealed perimeter. A single-board partition with nothing in the cavity will carry conversation straight through, and no amount of paint will fix it afterwards.
STEEL FRAMING
Galvanised track and metal stud framing, braced to the slab so the wall never moves or cracks at the ceiling line.
SERVICES INSIDE
Sockets, switches, data and lighting circuits run within the cavity before either face is closed up.
ACOUSTIC FILL
Rockwool insulation and sealed edges where the partition divides bedrooms, offices or rented rooms.
REVERSIBLE
A drywall partition can be removed later and the slab made good, which matters in a leased apartment.
GYPSUM BOARD WALLS AND WALL CLADDING
Not every gypsum wall is a partition. A great deal of what we build is gypsum wall cladding: a new board face fixed over an existing blockwork or concrete wall to straighten it, insulate it, hide something behind it or carry a decorative finish. It is the cheapest way to make a tired wall look like new construction.

Wall boxing to hide pipes and ducts is the most requested version. Risers, chilled-water pipes, waste stacks and cable trays all disappear behind a boxed gypsum face, with an access panel where a valve or meter has to stay reachable. Done properly the boxing reads as part of the room, not as a lump in the corner.
For feature work we move into wall panelling with gypsum and 3D gypsum panels — fluted runs behind a bed, geometric relief on a stair wall, shadow-gap panels in a hallway. Panels are bedded onto a flat board face, joints are filled and sanded flush, and the whole wall is sprayed so the pattern reads as one piece rather than a grid of tiles.
Board choice matters more than most people expect, and it is where gypsum works in Dubai differ from the same trade in a cooler climate. We use moisture-resistant gypsum board in bathrooms, kitchens, laundries and any wall backing onto a wet area, and fire-rated gypsum board on shaft walls, service risers, escape corridors and anywhere Civil Defence requires a rated construction. Standard board goes everywhere else.
GYPSUM FALSE CEILINGS
Gypsum false ceilings are the other half of gypsum works in Dubai. A suspended ceiling hides ductwork, wiring and an uneven slab, gives you a flat plane to light properly, and lets us introduce steps, coves and curves that make a plain room feel designed. We cover ceiling work in full on our false ceiling services page.

Because we run the trade ourselves, gypsum works with electrical and lighting are coordinated rather than argued about. Downlight positions are set out before boarding, not cut in afterwards; cove lighting channels are formed to the right depth so the LED strip is never visible; and the electrician and the gypsum crew work to one drawing.
Finishing is where ceilings are won or lost. Every board joint is taped and filled in three passes, corner beads are set true, and the whole plane takes a skim coat before paint. Plastering that is rushed shows up the moment a downlight grazes the surface, and it cannot be hidden with another coat.
DECORATIVE GYPSUM, CORNICES AND MOULDINGS
Decorative gypsum is what turns a plain white box into a finished room. A cornice closes the joint between wall and ceiling; a crown moulding does the same job with more depth and shadow; a ceiling rose centres a chandelier. These are small elements that change how a whole space reads, and they cost far less than most owners assume.

Decorative gypsum works in Dubai lean heavily on profile choice, so we fit plain, stepped, floral and Arabesque profiles, mitre them properly at every corner, and fill and sand the joints so the run looks like one continuous piece. Where an existing profile has to be matched — a Georgian cornice in an older villa, a damaged section of a decorative gypsum design — we take a section, cast to it and splice the new length in.
The same crews form arches over openings, build curved gypsum walls to a set radius using kerfed board, and cast gypsum columns and pilasters to flank a doorway or break up a long wall. Curves are laid out full size on the floor before a single stud is cut, which is the only way they come out symmetrical.
GYPSUM BOXING, BULKHEADS AND NICHES
A gypsum bulkhead is a dropped section of ceiling that runs along one edge of a room. It does two jobs at once: it hides the services threaded above it and it gives you somewhere to put light. Nearly every Dubai apartment has ducts, drain runs and cable trays crossing the slab, and a bulkhead is how they vanish.

Curtain pelmet boxing is the version nobody thinks about until the curtains go up. A pelmet formed in gypsum above the window conceals the track, blocks the light gap at the top of the drop, and gives blackout curtains somewhere to sit. AC duct boxing does the same for a high-level supply duct or a fan-coil unit, always with an access panel at the filter.
On the display side we form a TV wall niche sized to the exact screen and bracket, build a gypsum TV unit with a recessed cable route and a socket inside the void, and set gypsum shelving and display niches with concealed LED strips into hallway and bedroom walls. Every niche is measured against the object going into it before we frame it.
OFFICE GYPSUM PARTITIONS
Office partition walls are gypsum works in Dubai at their most practical. A floor plate is handed over open, and the tenant needs cabins, a meeting room, a server room and a pantry inside a fit-out window measured in weeks. Drywall is the only system that delivers that timetable and still leaves you a wall you can paint, brand and re-cut later.

Meeting room partitions need acoustic treatment as a matter of course — double board, insulated cavity, and the partition carried up to the soffit rather than stopping at the ceiling grid, because sound travels straight over a partition that dies at the tiles. Cabin partitions for individual offices usually take a glazed head, framed into the gypsum so the room keeps borrowed light.
We do the same work for shops, restaurants and clinics, where the rules tighten. Retail gets branding walls and display bulkheads; restaurants get moisture-resistant board behind the kitchen line and rated construction to the extract shaft; clinics get washable linings, sealed junctions and fire-rated partitions between treatment rooms. Each one is a different specification, not a different price list.
Out-of-hours working matters in a live building. Our crews cut boards outside the tenancy, bag the dust, and programme noisy framing to the windows building management allows, so a fit-out above an operating floor does not turn into a complaint.
GYPSUM REPAIR AND PATCHING
Half the calls we take are not for new work at all, because repair is as much a part of gypsum works in Dubai as new build. Gypsum ceiling repair, hole patching, crack repair and water damage repair are steady work in Dubai, because AC condensate, roof leaks and movement above a suspended ceiling all end up showing on the board below.

A crack that keeps coming back is almost never a paint problem. It is a joint that was taped badly, a board fixed across a structural movement line, or a ceiling hung off framing that was never braced. We cut the failed section out, correct the framing, re-tape with mesh and fill in three passes, then feather the repair well beyond the damage so the patch does not read as a rectangle.
Water damage repair follows the same discipline but starts with the cause. We trace the leak, involve our plumbing crew if it is a pipe or a condensate line, let the void dry, then replace the affected boards in moisture-resistant board rather than putting standard board back into a place that has already got wet once.
Small jobs are welcome. A single patched hole, a re-taped ceiling joint, a cornice run made good after an electrician has been through — we quote them the same way we quote a villa, and we finish with jointing and taping and a proper finishing coat rather than a smear of filler.
GYPSUM WORKS FOR VILLAS AND APARTMENTS
We run gypsum works for villas and apartments right across the emirate: Dubai Marina, Downtown, Business Bay, JLT, JVC, Dubai Hills, Damac Hills, Arabian Ranches, Mirdif and the industrial and showroom units around Al Quoz. A villa job and a tower apartment job need the same craft but a very different plan of attack.

In a tower, Dubai Municipality and building management approval for partitions is the first hurdle, not the last. Most buildings want a drawing, a fit-out application, a contractor trade licence and insurance on file before a single stud goes in, and many restrict working hours and lift access. We prepare and lodge that pack as part of the job so you are not chasing the management office yourself.
In a villa the constraints are different: longer spans, heavier ceilings, real roof voids and often a landlord or community rulebook to satisfy. There we spend more time on framing and bracing, use moisture-resistant board in every bathroom and laundry, and coordinate with the AC and electrical trades before the ceiling closes up.
Whichever it is, we protect what we are not touching. Floors are sheeted, doorways are screened, cutting is done outside the room, and the site is cleared at the end of every day rather than at the end of the job.
GYPSUM WORKS COST IN DUBAI
People usually ask for a gypsum partition cost per sq ft, so here it is both ways: our single-board partition runs AED 90 to 130 per square metre, which is roughly AED 8 to 12 per square foot including framing, board, jointing and a paint-ready finish. Gypsum works cost Dubai owners less than almost any other structural change they can make.

| Item | Unit | Typical range |
|---|---|---|
| Plain flat false ceiling | per sq m | AED 55 – 80 |
| Stepped or multi-level ceiling | per sq m | AED 80 – 140 |
| Moisture-resistant ceiling, wet areas | per sq m | AED 75 – 110 |
| Partition wall, single board each face | per sq m | AED 90 – 130 |
| Partition wall, double board with insulation | per sq m | AED 130 – 190 |
| Fire-rated partition, certified system | per sq m | AED 160 – 260 |
| Bulkhead, formed and finished | per linear m | AED 120 – 200 |
| Light cove with LED channel | per linear m | AED 140 – 260 |
| Shadow gap detail | per linear m | AED 90 – 150 |
| Wall niche, formed and finished | each | AED 450 – 1,400 |
| Curved or arched work | per linear m | AED 260 – 520 |
| Level 5 skim finish, additional | per sq m | AED 25 – 45 |
| Access panel, supplied and fitted | each | AED 180 – 450 |
Gypsum works in Dubai are priced by area and by finish rather than by a flat call-out fee, so rates move with board type, ceiling height, access and the level of finish you want. A flat ceiling in an empty apartment sits at the bottom of the range; a fire-rated partition in an occupied office tower, built at night with materials carried up in a service lift, sits at the top. We price the job in front of us rather than applying a standard rate.
Every quotation is itemised so you can see framing, board, insulation, jointing, skim and paint as separate lines, and so you can take a line out if the budget needs it. There is no charge for the free site visit and gypsum quotation, and no obligation after it.

COMMON QUESTIONS ABOUT GYPSUM WORKS IN DUBAI
How much does a gypsum partition cost per sq ft in Dubai?
A single-board gypsum partition runs AED 90 to 130 per square metre, which works out at roughly AED 8 to 12 per square foot. That covers metal stud framing, board both faces, jointing and a paint-ready finish. A double-board partition with rockwool insulation is AED 130 to 190 per square metre, and a certified fire-rated partition AED 160 to 260. Doors, glazing and painting are quoted separately.
Can I add a gypsum partition in my apartment without approval?
Usually not. Most Dubai buildings require a fit-out application to building management before any partition goes in, with a layout drawing, the contractor trade licence and insurance attached, and larger or structural alterations also need Dubai Municipality approval. A partition that blocks a window, a fire escape route or a sprinkler head will be refused. We prepare and lodge the pack for you as part of the job.
What is the difference between gypsum board and drywall?
There is no practical difference. Drywall is the American term, gypsum board or plasterboard the term used here and in Europe, and all three describe a gypsum core faced with paper liner. What actually changes between products is the core: standard, moisture-resistant, fire-rated, impact-resistant or acoustic. Ask about the board type rather than the name.
Is a gypsum partition soundproof?
Not on its own. A single sheet of board on each face of an empty stud will carry normal conversation through. What works is mass, absorption and sealing together: two layers of board per face, rockwool insulation filling the cavity, staggered joints, an acoustic sealant bead at the floor, ceiling and both ends, and the partition carried up past the false ceiling to the slab.
How long does a gypsum partition take to build?
A straight partition in one room is normally three to five working days: framing and first-fix on day one, boarding on day two, then jointing and skim with drying time between passes, and paint at the end. Larger layouts run longer because the jointing has to dry properly between coats. Rushing that stage is what causes cracked joints later.
Which gypsum board should be used in bathrooms and kitchens?
Moisture-resistant board, usually green faced, on any ceiling or wall in a bathroom, kitchen, laundry or pool area. It resists humidity and mould far better than standard board. Directly behind a shower or a sink splashback we go further and use a cement or tile-backer board, because MR board is moisture-resistant, not waterproof.
Can a gypsum partition take a wall-hung TV or shelves?
Yes, provided we know before we board it. We fit plywood pattresses or extra studs inside the cavity at the exact height and spread of the bracket, so the fixing lands in timber or steel rather than in board. Retro-fitting a heavy load into a finished partition means opening it up again, so tell us at survey stage where the TV, shelves and wall-hung basin will go.
Do you remove old gypsum partitions and ceilings?
Yes. We strip out existing partitions, ceilings and bulkheads, make good the slab, walls and floor where the old framing was fixed, and take the debris away. Where the building restricts working hours or waste removal we programme the strip-out to suit, and we isolate and cap any services found inside before anything comes down.
Can you hide AC ducts and pipes inside gypsum boxing?
That is one of the most common reasons owners call us. Ducts, drain stacks, chilled-water pipes and cable trays all disappear behind a gypsum bulkhead or a boxed wall face. We always leave an access panel at valves, filters and cleaning eyes, because sealing a serviceable fitting behind permanent board causes a far bigger problem later.
Do you repair cracked or water-damaged gypsum?
Yes, and we start with the cause. A crack that keeps returning is a taping or framing fault, not a paint fault, so we cut out the failed section, correct the framing and re-tape with mesh. For water damage we trace the leak, let the void dry, then replace the affected boards in moisture-resistant board rather than putting standard board back.
Which areas of Dubai do you cover for gypsum works?
All of them. We work in Dubai Marina, Downtown, Business Bay, JLT, JVC, Dubai Hills, Damac Hills, Arabian Ranches, Mirdif and Al Quoz, and across the rest of the emirate. Our workshop and licence are in Ras Al Khor Industrial Area 2, so crews and materials come from one place.
Do you paint the gypsum after installation?
Yes. Painting is part of the quotation unless you ask us to leave the work paint-ready for someone else. Our own painters prime the new board, fill and sand any remaining imperfection, then apply the finish coats, so there is no argument later about whether a mark is a gypsum fault or a paint fault.
