PARTITION WORKS IN DUBAI OFFICE, ROOM AND GLASS PARTITIONS

A partition company in Dubai since 1984 — office cabins, glass partitions, gypsum and drywall walls, acoustic rooms and movable walls, surveyed and installed by our own team.

Partition works in Dubai cover every internal dividing element in a building: gypsum and drywall partitions, framed and frameless glass partitions, demountable modular office partitions, acoustic partitions, movable and operable walls, toilet cubicles and decorative screens. Abdulla Carpentry EST has been a partition company in Dubai since 1984, handling the free site visit, shop drawings, partition installation, finishing and building-management approvals from one workshop in Ras Al Khor. Partition cost in Dubai starts at roughly AED 90 per square metre for a single-board gypsum partition and reaches AED 1,100 per square metre for a double-glazed acoustic glass partition.

WHO WE ARE

PARTITION CONTRACTORS IN DUBAI

Most people searching for partition works Dubai want one thing: a partition company in Dubai that turns up, measures properly and finishes without a second contractor. We have run partition installation out of the same Ras Al Khor workshop since 1984, so the surveyor who measures your space, the joiner who builds the frame and the fitter who hangs the doors all answer to the same foreman.

A free site visit and partition quotation is the normal starting point. We measure floor to soffit, check slab level, note where the ceiling grid and sprinkler heads fall, and photograph the route materials have to travel. You get a written quotation listing partition type, board build-up, insulation, glass specification, finish and working days, not a lump sum with nothing behind it.

We cover Business Bay, DIFC, JLT, Al Quoz, Dubai Silicon Oasis, Jebel Ali, Dubai Marina, Downtown, JVC and Dubai Hills, and we work evenings and weekends where building management restricts noisy trades to out-of-hours windows. Partition works in Dubai almost always run alongside somebody else’s programme, so ours is written around the MEP and ceiling contractors rather than against them.

WORKPLACE

OFFICE PARTITIONS

Office fit-outs are the largest share of the partition works in Dubai we take on, and an office partition has to do three jobs at once: create office cabins people will actually use, carry power and data, and come apart again when the lease changes. We build manager cabin walls, meeting room partitions and workstation partitions as one coordinated set, so skirting line, glass height, door hardware and ceiling junction match across the whole floor rather than varying room by room.

A half-height partition suits open-plan teams who want sightlines kept and noise only partly controlled. A full-height partition taken to the soffit is what you need for a real manager cabin or a meeting room partition where conversations must stay inside. Demountable partition and modular office partition systems are bolted rather than plastered, so a fit-out can be unbolted, moved and re-used on the next floor with most panels intact.

HOMES

ROOM PARTITIONS AND ROOM DIVIDERS

A room partition or room divider is the cheapest way to get another usable space out of a flat you already pay for. Apartment partition and studio partition work is our most common residential request: splitting a room so a studio gets a proper sleeping area, or dividing a long living room into lounge and work zones without losing the window.

Upholstered panels divide a dining area and soften the room at the same time

We also build maid’s room partition and storage room partition layouts inside larger apartments and villas, and bedroom partition walls where two children share one room. Every job gets the same check first: whether the landlord and the building management allow it, whether the sprinkler and smoke-detector coverage still works once the room is split, and whether the air-conditioning supply reaches both new spaces.

GLAZING

GLASS PARTITIONS

A glass partition keeps daylight moving through a plan that walls would otherwise block. We install frameless glass in 10 mm and 12 mm toughened panels for clean, minimal lines, aluminium-framed glass where budget and demountability matter, and black-frame glass partition systems in the Crittall style when a job wants the grid pattern as a design feature. Our wider glass works in Dubai page covers the glazing side in more depth.

A kitchen partition is the most requested glass job in Dubai villas: closing a previously open kitchen behind a glazed screen so cooking smells stay put while the room still reads as one space. The same closed-to-open kitchen glass partition works in reverse, opening a sealed kitchen up to a dining room. Manifestation film, frosted bands or reeded glass give privacy where a clear panel would be uncomfortable.

DRYLINING

GYPSUM AND DRYWALL PARTITIONS

A gypsum partition is the workhorse of partition works in Dubai. A single board each face on a 75 mm or 92 mm galvanised stud is enough for a simple room split; a double-layer gypsum build with insulation between the studs is what you want between offices, bedrooms or anywhere a television backs on to a headboard. Our gypsum works in Dubai page covers ceilings, bulkheads and decorative gypsum.

Plasterboard partition specification is where most of the price sits. Fire-rated partition systems use tested board and sealant combinations that must be built exactly as certified, not approximated. Moisture-resistant partition board belongs in bathrooms, laundries, kitchens and any wall taking tiles. We tape, fill, sand and prime every joint before decoration, because a partition that photographs badly under grazing light was finished, not built, too quickly.

JOINERY

WOODEN AND SLATTED PARTITIONS

A wooden partition is where a carpentry workshop earns its keep. We build slat wall partition screens in solid oak, walnut and ash, fluted wood divider panels in MDF with a sprayed or veneered face, and wood and glass partition frames where timber carries the structure and glass fills the openings. Slat spacing is the whole design: tight for privacy, open for light, and always set out so the end of a run lands on a full slat.

Timber used in partition works in Dubai moves if it is not conditioned, so boards sit in our workshop at building temperature before machining, and slats are fixed to a back frame rather than straight to a gypsum partition. That back frame also gives you somewhere to hide wiring for the LED strip that almost every fluted wood divider ends up carrying.

DECORATIVE

DECORATIVE AND METAL SCREEN PARTITIONS

A decorative screen does the job of a partition without closing a room. A laser-cut metal screen in powder-coated steel or aluminium, a CNC partition cut from MDF or solid surface, and a mashrabiya partition in the traditional geometric pattern all divide sightlines while air and light pass straight through. We draw the pattern to your opening rather than buying a stock panel and trimming it.

An open metal frame screens the room without blocking light

Finishes matter more than pattern on a metal screen partition. Powder coating is the default, PVD or brass plating for feature pieces, and any screen fixed near a pool deck or a balcony gets galvanised before coating. Where a decorative screen carries a real load, for example as a stair balustrade infill, we detail it as structure first and pattern second.

ACOUSTICS

SOUNDPROOF AND ACOUSTIC PARTITIONS

A soundproof partition is a build-up, not a product. Sound gets through gaps, through the structure and through the board, in that order, so an acoustic partition needs the partition sealed at floor, soffit and both ends, isolated from the structure where possible, and given enough mass and cavity depth to absorb what is left. Rockwool insulation in the cavity is necessary but nowhere near sufficient on its own.

For studio soundproofing we go further: independent stud lines so the two faces never touch, resilient bars, double or triple board, acoustic sealant at every perimeter and a separate detail wherever a duct or socket crosses the wall. It costs more than a standard partition and there is no shortcut, which is why we quote acoustic partitions against a target rather than a vague promise of quiet.

FLEXIBLE

MOVABLE, FOLDING AND SLIDING PARTITIONS

A sliding partition or folding partition gives you two rooms when you need them and one when you do not. Hotel function rooms, training rooms, majlis spaces and restaurants all use a movable wall or operable wall for exactly this reason. Panels stack into a side pocket or run back along the track, and the acoustic rating depends on the seals dropping properly at floor and head each time.

The track is the part that fails, so it is the part we specify first on movable partition works in Dubai. An operable wall needs a structural head detail designed before the ceiling is built, not squeezed in afterwards, and the slab below has to be flat within tolerance or the bottom seals will never close. We survey both before quoting any movable wall, and we tell you when a room simply is not suited to one.

COMMERCIAL

COMMERCIAL PARTITIONS FOR SHOPS, CLINICS AND WAREHOUSES

Commercial partition works in Dubai are judged on programme as much as finish. A shop partition and retail fitting room partition usually has to be built, finished and cleared inside a mall’s night-work window. Clinic cubicles and consultation room partitions have to satisfy a health authority inspection, which means washable finishes, correct door widths and privacy that genuinely works between adjacent rooms.

A warehouse partition is a different trade again. Mezzanine partition walls, mesh partition cages for secure storage and industrial partition lines dividing production from despatch are built from heavier steel sections and usually left unpainted or powder coated rather than skimmed. We size these from the racking layout and the fire strategy, not from the floor plan alone.

Toilet cubicles and washroom partitions round out most commercial jobs. HPL cubicles in 12 mm compact laminate are the standard for offices, malls and schools because the material takes water, cleaning chemicals and abuse without swelling. Full-height cubicle doors and flush pilasters cost more but they are what separates a good washroom from an obviously cheap one.

DETAILS

PARTITIONS WITH DOORS, WINDOWS, LIGHTING AND FINISHES

A partition with a door needs the opening framed as structure before the boards go on, with a timber or steel sub-frame sized for the leaf weight. A partition with a window, whether a vision panel, a borrowed-light strip or a full glazed opening, is framed the same way. Get either wrong and the door drops or the glass cracks within a season.

Partition faces finished, lit and decorated under one contract

Partition painting and partition finishing are part of the same contract, not a separate job you have to chase. We skim, prime and apply two finish coats, hang wallpaper on partition faces where the design calls for it, and spray timber and MDF panels in our own workshop so the finish arrives flat. Electrical and lighting within partitions is coordinated with our electrical services in Dubai team, so conduit, back boxes and driver locations are set before the second face is boarded and not chased in afterwards.

APPROVALS

APPROVALS FOR PARTITION WORKS IN DUBAI

Almost every partition needs somebody’s permission before it goes up. In a tower, building management approval comes first: a drawing, an NOC, contractor insurance and usually a security deposit. Dubai Municipality approval applies to most permanent alterations in freehold and mainland buildings, DDA approval covers fit-outs in TECOM-managed districts, and Trakhees governs work in Jebel Ali, Palm Jumeirah and other Ports, Customs and Free Zone Corporation areas.

We prepare the drawing pack and submit it, so you are not chasing three parties at once. Fire-rated partition work and any fire-stopping at a service penetration carry their own scrutiny, because a partition that crosses a fire compartment has to keep that compartment intact. Getting this right before work starts is the difference between a two-week partition job and a three-month one.

BUDGET

PARTITION COST IN DUBAI

Partition cost per sq ft in Dubai is the question everyone asks first, and the honest answer is that the unit matters less than the build-up behind it. The rates below are our own published supply-and-install ranges in square metres, which is how partitions are actually measured here. Divide by roughly 10.76 for a per square foot figure.

Item Unit Typical range
Gypsum partition, single board each face per sq m AED 90 – 130
Gypsum partition, double board, insulated per sq m AED 130 – 190
High-performance acoustic partition per sq m AED 190 – 300
Fire-rated partition, certified system per sq m AED 160 – 260
Moisture-resistant partition, wet areas per sq m AED 120 – 175
Glazed partition, single glazed slim frame per sq m AED 380 – 550
Glazed partition, double glazed acoustic per sq m AED 650 – 1,100
Demountable panel system per sq m AED 550 – 1,200
Movable or operable wall per sq m AED 1,400 – 3,200
Half-height or decorative partition per sq m AED 320 – 900
Door opening formed with structural frame each AED 350 – 850
Fire-stopping at service penetration each AED 120 – 380

Office partition cost sits at the lower end when the run is straight, the ceiling is a standard grid and access is normal working hours. Gypsum partition cost rises with insulation, board layers and fire or moisture rating. Glass partition cost is driven by glass thickness, frame system and door hardware more than by area, which is why a small glazed cabin can cost more per square metre than a long glazed run.

What moves a quotation for partition works in Dubai outside these bands: out-of-hours working, high ceilings needing scaffold, curved or raking runs, acoustic targets, protected finishes and buildings where every sheet of board has to travel through one service lift. We say which of these applies to your job at the site visit rather than after the work starts.

HOW WE WORK

HOW PARTITION WORKS IN DUBAI RUN ON SITE

1

SITE MEASURE

We measure floor to soffit, set out the line on site and check slab level before anything is cut.

2

SHOP DRAWING

Every run is drawn with its board build-up, glass size and door swings before material is bought.

3

FRAMING WORK

Galvanised stud and track is set at 600 mm centres, plumbed, braced and fixed into concrete slab.

4

BOARDING OUT

Boards go on to both faces, joints are taped, insulation is packed and penetrations fire-stopped.

5

FINISH COATS

Skim, primer and two finish coats are applied, then the glass and ironmongery are fitted on last.

QUESTIONS

PARTITION WORKS IN DUBAI: 12 BEST EXPERT ANSWERS

How much does an office partition cost per sq ft in Dubai?

Our published rates are per square metre, which is how partitions are measured here. A single-board gypsum partition is AED 90–130 per sq m, roughly AED 8–12 per sq ft. A double-board insulated partition is AED 130–190 per sq m, about AED 12–18 per sq ft. A single-glazed slim-frame partition is AED 380–550 per sq m, about AED 35–51 per sq ft. Door openings are priced separately at AED 350–850 each, because the frame around a door is structural rather than a length of wall.

Can I add a partition in my rented apartment in Dubai?

Usually yes, but only with written permission. Most landlords and building managements allow a non-structural or demountable partition that can be taken down at the end of the tenancy, and they will ask for a drawing, contractor insurance and a deposit. A permanent gypsum partition that changes the approved layout may also need Dubai Municipality or free-zone approval. We check what your building allows before quoting and build removable partitions so the floor, ceiling and walls can be made good afterwards.

What is the best partition for soundproofing?

A double-layer gypsum partition on independent stud lines, insulated with stone wool, sealed with acoustic sealant at every perimeter and taken tight to the structural soffit rather than stopping at a suspended ceiling. Our high-performance acoustic partition sits at AED 190–300 per sq m. A double-glazed acoustic glass partition at AED 650–1,100 per sq m performs comparably when you need to keep the view. Mass, cavity depth and sealing matter far more than insulation on its own.

Do I need approval for office partitions in Dubai?

In almost every commercial building, yes. Building management approval with a drawing and an NOC comes first. Beyond that it depends where you are: Dubai Municipality for mainland and freehold buildings, the Dubai Development Authority for TECOM-managed districts, and Trakhees for Jebel Ali, Palm Jumeirah and other Ports, Customs and Free Zone Corporation areas. Fire-rated partitions and fire-stopping bring Dubai Civil Defence requirements in as well. We prepare and submit the drawing pack.

How long does partition installation take?

A single room split in an apartment is typically two to four days including finishing. A floor of office cabins runs one to three weeks depending on glazing. Glass is the long lead item: toughened panels are cut and processed to order, so a glazed partition usually needs seven to fourteen days from the approved drawing. Framing and boarding are quick; drying, sanding and painting set the real programme, and out-of-hours restrictions can double the calendar time.

What is the difference between a gypsum partition and a glass partition?

A gypsum partition is opaque, quick, inexpensive, easy to modify, takes paint, tiles or wallpaper, and hides services inside its cavity. A glass partition costs three to five times more per square metre, carries no services and cannot be altered once the panel is toughened, but it keeps daylight and sightlines across the floor. Most Dubai offices use both: gypsum where privacy or services are needed, glass on the corridor and meeting room faces.

Can a partition be removed later without damaging the floor and ceiling?

A demountable partition system is designed for exactly that. Panels unbolt, tracks lift, and the floor and soffit need only minor making good. A conventional gypsum partition can also be removed, but its track is screwed and grouted into the slab, so expect to patch the screed and repaint the ceiling line. If you already know the layout will change, the extra cost of a demountable panel system at AED 550–1,200 per sq m usually pays for itself on the second move.

What thickness is a standard gypsum partition?

A single-board partition on 75 mm studs finishes at around 100 mm, and on 92 mm studs it finishes near 117 mm. A double-board insulated partition on 92 mm studs finishes at roughly 142 mm. Acoustic partitions built on twin independent stud lines can reach 200 mm or more. Always set out furniture, door swings and corridor widths from the finished partition thickness rather than from the stud size quoted on a drawing.

Do glass partitions need a frame?

No. Frameless glass partitions in 10 mm or 12 mm toughened glass sit in a slim floor and head channel with silicone-jointed panels, which gives the cleanest line. A frame becomes necessary when you want double glazing, a tested acoustic rating, integral blinds, a door hung in the same plane or a fully demountable system. Black-frame glass partitions in the Crittall style use the frame as a design feature rather than out of structural necessity.

Can you run power sockets and data points inside a partition?

Yes, and it has to be planned before the second face is boarded. Conduit, back boxes, data containment and LED driver positions all go in while the frame is still open. Sockets on opposite faces should be offset rather than fixed back to back, because a through-box is a direct sound path and, in a fire-rated partition, breaks the tested rating unless it is properly fire-collared and sealed.

What is a demountable partition and when is it worth the extra cost?

A demountable partition is a factory-made panel system bolted to floor and ceiling tracks, with glass, solid and door modules that come apart cleanly and go back together elsewhere. At AED 550–1,200 per sq m it costs three to six times a basic gypsum wall. It earns that back in serviced offices, co-working floors, showrooms and any business expecting to reconfigure within a few years, because the second reconfiguration costs almost nothing.

Do you supply toilet cubicles and washroom partitions?

Yes. We supply and install HPL cubicles in 12 mm compact laminate for offices, malls, schools and clinics, in standard or full-height configurations with stainless steel or nylon ironmongery. Compact laminate is the right material for a Dubai washroom because it does not swell and it takes commercial cleaning chemicals without clouding. We measure on site after tiling so the pilaster line follows the finished floor rather than the screed.
