Salon and spa fit-out in Dubai, lighting that flatters, air that works

Styling stations and wash units, treatment and massage rooms, wet areas and hammams, nail and pedicure stations — with the plumbing, extraction and lighting that decide whether a salon is pleasant to work in and to sit in.

The short answer

What a salon and spa fit-out involves and what it costs

A salon and spa fit-out in Dubai covers styling stations, wash units and backwash plumbing, treatment and massage rooms, nail and pedicure stations, wet areas such as steam rooms and hammams, reception and retail joinery, ventilation and extraction, lighting, and the municipality and health approvals the activity requires. Expect AED 1,800 to 3,800 per square metre for a salon and AED 3,800 to 8,500 for a spa with wet areas. Abdulla Carpentry EST builds the joinery in its own workshop and tanks every wet area before tiling.

Two things decide whether a salon works, and neither is the finish. The first is lighting at the mirror. A client judges the result of two hours in the chair by what they see in that mirror, and a downlight above the head produces shadows under the eyes and washes colour out of hair. Even, high colour-rendering light from both sides at face height is what a stylist needs to work accurately and what a client needs to be happy.

The second is air. Salons and nail bars generate chemical vapour — colour, bleach, acetone, monomer, keratin treatments — at a rate that ordinary comfort cooling does nothing about. Local extraction at nail and colour stations, general extraction with adequate fresh air, and a pressure regime that keeps the smell out of treatment rooms and reception is what makes a salon tolerable to work in for eight hours.

Everything else — the joinery, the flooring, the plumbing to the backwash units, the wet areas — is well-understood construction. These two are the ones that get value-engineered out and then complained about for years.

What we deliver

The elements of a salon and spa fit-out

A salon is a series of workstations with services at each one. A spa is a wet building with treatment rooms in it. Most projects are both.

Styling stations and mirrors. Mirror units with integrated lighting at face height, storage for tools, power at the right position and height, and a chair spacing that lets stylists work back to back without colliding. See mirror works.

Wash and backwash units. Plumbing and drainage to each basin with adequate fall, a hot water supply sized for simultaneous use, and a comfortable neck position — a backwash that hurts is the most common complaint in any salon. See plumbing services.

Treatment and massage rooms. Acoustically separated, dimmable, with a quiet air supply that does not blow onto a client lying still, a basin, storage, and a door that closes on the noise of the salon.

Nail and pedicure stations. Local extraction at each station, plumbing to pedicure spas with proper drainage, durable and cleanable surfaces, and seating comfortable enough for a long appointment.

Wet areas, steam and hammam. Fully tanked and flood tested, with the drainage falls right, ventilation sized for the humidity, and finishes that survive constant heat and moisture. See waterproofing.

Reception, retail and back of house. Reception desk, retail display, product storage, colour mixing room with its own extraction, laundry and staff area — the back of house on a salon is always tighter than planned.

Services

Water, drainage and extraction in a salon

Hot water is the service most often undersized. A salon with six backwash units can have four running simultaneously on a busy morning, and a domestic-sized heater will not sustain that. The calculation is based on simultaneous demand rather than on the number of outlets, and the recovery rate matters as much as the storage volume.

Drainage runs need fall, and in a leased unit the available floor depth is usually the constraint. Backwash basins, pedicure spas and shampoo units all need waste, and where the slab does not permit a gravity run at the right gradient, a raised plinth or a pumped solution is designed rather than improvised. Hair in drainage is a continual maintenance issue, so accessible traps are built in from the start.

Extraction is designed in three parts. Local extraction at nail and pedicure stations and in the colour mixing room, where the vapour is generated. General extraction with matching fresh air across the salon floor. And separate, quieter ventilation for treatment rooms so they are not drawing salon air. A single extract fan in the ceiling achieves none of this.

And power: each station needs sockets at the right height for dryers, straighteners and tools, on circuits that can carry several high-draw appliances at once. See electrical services.

How a salon and spa fit-out runs

Surveying a unit for a salon fit out in Dubai

1

Survey and operational brief

We survey the unit and work from the operational plan — number of stations, backwash units, treatment rooms and pedicure spas, and the peak simultaneous use. Those numbers size the water, drainage and extraction.

Design and approvals

Layout, joinery elevations, services design and lighting, then the municipality, health and landlord submissions the activity requires, including wet area and ventilation details.

Hot water plant sized for demand per project AED 9,000 – 45,000
Mirror lighting, high colour rendering per station AED 650 – 2,600
Approvals and submissions per project AED 12,000 – 55,000

Hot water plant and extraction are the two items most often underspecified in a Dubai salon, and both are disruptive to upgrade once the unit is trading. They are sized from simultaneous demand at the design stage.

Experience

What clients and staff notice

Comfort in the chair matters more than the chair. Backwash neck position, seat height at pedicure stations, and enough space between styling chairs that a client is not sitting in someone else’s conversation. These are layout decisions and they are free at the design stage.

Sound is the difference between a salon and a spa. A salon floor is social and lively, and a treatment room ten metres away needs to be silent. That means an insulated partition to the slab, a sealed solid core door and absorption inside the treatment room — not a stud wall with a hollow door.

And the transition on arrival. A spa client should move from the street to calm within a few steps: a change of light level, a change in acoustics, somewhere to sit and a reception that is not also the retail till. In a small unit that sequence has to be designed deliberately, because there is no space to let it happen by accident.

Questions

Salon and spa fit-out: common questions

How much does a salon fit-out cost in Dubai?

AED 1,800 to 3,800 per square metre for a salon and AED 3,800 to 8,500 for a spa with wet areas, covering design, approvals, construction, services and joinery. Chairs and treatment equipment are separate.

How long does it take?

Fourteen to twenty-four weeks. Approvals take four to eight weeks, construction eight to fourteen weeks including waterproofing and flood testing of wet areas, then equipment installation and commissioning.

What lighting does a salon mirror need?

Even, high colour-rendering light from both sides at face height, at a neutral colour temperature. Downlights above the head produce shadows under the eyes and distort hair colour, which is the most common lighting complaint in salons.

How is the hot water sized?

From simultaneous demand, not from the number of outlets. A salon with six backwash units may have four running at once on a busy morning, and recovery rate matters as much as storage volume. It is one of the most commonly undersized services.

What extraction does a nail bar need?

Local extraction at each station where the vapour is generated, plus general extraction and matching fresh air across the floor. A ceiling fan alone does not remove acetone and monomer vapour from the breathing zone.

Can you build a steam room or hammam?

Yes — fully tanked, flood tested, with falls to drainage, ventilation sized for the humidity, and finishes and seals that survive constant heat and moisture. It is the most technically demanding part of a spa.

Do you handle the approvals?

Yes — landlord, municipality and health approvals as the activity requires, including wet area, drainage and ventilation details. We start them at the beginning because they usually sit on the critical path.

Can a salon be refurbished while trading?

Partially. Zones can be phased — the treatment rooms while the salon floor trades, or vice versa — with sealed separation and out-of-hours work. Wet area work generally requires that area to be closed.
