DOORS IN DUBAI — CUSTOM WOODEN DOORS, INSTALLATION AND REPLACEMENT

Entrance doors, interior doors, sliding and pocket doors, wardrobe fronts, fire-rated sets, frames, hardware, repairs and refinishing — made in our own joinery since 1984.

Abdulla Carpentry EST has made and fitted doors in Dubai since 1984, from our own joinery workshop in Ras Al Khor Industrial Area 2. We build custom wooden doors in solid wood, oak, walnut, veneer and flush construction; supply and install entrance and main doors, interior and bedroom doors, sliding, pocket, barn and bi-fold doors, bathroom, kitchen and wardrobe doors, and certified fire-rated door sets; and we make frames, architraves and hardware to match. We also replace, repair, repaint and refinish existing doors. Call 056-5608073 for a free site measurement and a door quotation.

WORKSHOP

DOOR SUPPLIERS AND INSTALLERS DUBAI

Most door works Dubai clients regret came from splitting the job: one company supplies the leaf, another hangs it, and when the door binds in August nobody owns the problem. As a door company in Dubai that makes and fits, we do both. Our workshop cuts, laminates, veneers, sprays and assembles; our own carpenters set the frame, hang the leaf and fit the ironmongery. Door manufacturers Dubai clients buy from in bulk cannot match a door to an out-of-square opening — we measure every opening individually.

Every job starts with a free site measurement and a door schedule you approve: leaf size, core, finish, handing, frame type, architrave profile and ironmongery, door by door. Nothing is cut until that schedule is signed. Villas, apartments, offices, clinics, showrooms and warehouses across Dubai have used the same workshop since 1984.

Made-to-measure doors are the norm here, not an upgrade. Dubai openings are rarely a standard height, floor levels change when new tiling or parquet goes down, and apartment doors often have to match a developer specification you cannot buy off a shelf. We work to the opening you actually have.

JOINERY

CUSTOM WOODEN DOORS

Wooden doors Dubai homes keep longest are the ones built for the climate rather than the photograph. Solid wood doors look and feel unbeatable but move with humidity, so we use them where the opening is sheltered and the frame can take the weight. Oak doors and walnut doors in veneer over an engineered core give the same grain with far less movement. Veneer doors and flush doors suit apartments, bedrooms and back-of-house, and take paint or lacquer beautifully.

Solid panels carved and hung as a pair

Bespoke doors start with a door design conversation, not a catalogue page. Panel layout, groove spacing, fluting, glazing beads, edge profile, handing and hardware position are all drawn before a sheet is cut. Made-to-measure doors mean we can carry one design across a whole villa — entrance, interior, wardrobe and even the maid’s room — so the house reads as one piece of joinery.

ENTRANCES

ENTRANCE AND MAIN DOORS

A main door design has to survive full Dubai sun on one face and air conditioning on the other, which is the hardest thing you can ask of timber. A villa entrance door therefore gets a stable engineered or steel core, all six faces sealed, a weather bar, and hinges rated for the weight. A pivot door needs a floor pivot set into the slab and a level threshold. A double door needs a rebated meeting stile and a flush bolt that actually lands.

Hardwood double entrance doors beside a perforated screen wall
Double entrance leaves with a screen return

An oversized entrance door, an entrance door with sidelight, a glass panel door or an arched door are all templated on site rather than measured off a drawing, because the opening is almost never square. We check the head height, the fall on the threshold and the swing against the porch before anything is ordered, and we tell you plainly when a design will not work in the space you have.

SEE THE DIFFERENCE

BEFORE AND AFTER DOOR REFINISHING

A sun-bleached villa entrance door does not usually need replacing. This one was taken off its pivot, stripped back to bare timber, sanded, stained and finished in two-pack lacquer, then rehung on the same frame. Drag the handle to see the same door before and after.

INTERIORS

INTERIOR ROOM DOORS AND BEDROOM DOORS

Interior doors set the tone of a corridor more than any other single item, because you see eight of them at once. They are also the doors in Dubai that get opened most, so the hinge and the latch matter as much as the face. Panel doors and flat panel doors suit classic and transitional interiors; fluted doors and full-height flush doors suit contemporary ones. Bedroom doors are where an acoustic core earns its money — a 40 mm solid core with a drop seal cuts corridor noise far more than a heavier handle ever will.

We set interior doors so the gaps are equal all the way round, the leaf sits flush with the frame when closed and the latch engages without a shove. Handing, undercut for return air and floor clearance over a new carpet or a thicker tile are all decided at the site measurement, not improvised on installation day.

HOW IT RUNS

HOW A DOOR JOB RUNS IN DUBAI

Doors in Dubai follow the same five steps whether the job is one bedroom door or a full villa set. Nothing is cut until you have approved the door schedule, and nothing is delivered until the finish has cured properly in the workshop.

1

SITE MEASURE

We measure every opening on site, free of any charge, and agree the door schedule with you.

2

WORKSHOP CUT

The leaf is cut, lipped and veneered or faced in our own workshop to the approved schedule.

3

SPRAY FINISH

Panels are filled, sanded and then sprayed in two-pack PU for an even, hard-wearing finish.

4

CURE AND DRY

Every door cures fully before it leaves, so the finish does not mark in transit or on site.

5

INSTALLATION

Our own carpenters set the frames, hang each leaf, fit the ironmongery and adjust the gaps.

MOVEMENT

SLIDING, POCKET AND FOLDING DOORS

Sliding doors buy you the floor area a swing door wastes. A surface-mounted slider or a barn door is the simplest: a track, a timber header to carry it, and a wall clear of switches. Pocket doors are cleaner to look at but harder to build, because the cassette has to go into the wall before the gypsum closes and the wall cannot then carry a heavy fixing. Folding doors and bi-fold doors suit a majlis, a balcony or a meeting room where the whole opening has to disappear.

Bypass sliders where a swing would not fit

Sliding wardrobe doors live or die on the bottom guide and the roller quality, which is why a cheap set jams within a year. We fit tracks and rollers rated for the leaf weight and set the header dead level, because a slider that runs on its own is nearly always a levelling job rather than a hardware one. Glass doors, aluminium doors and frameless glass doors are covered on our glass works page.

WET AND STORAGE

BATHROOM, KITCHEN AND WARDROBE DOORS

Bathroom doors fail at the bottom edge, every time. Water-resistant doors, PVC doors and WPC doors solve that outright in a guest bathroom or a shower room, and they take a laminate or melamine face that shrugs off steam. Where the design calls for timber in a bathroom, we seal all six faces including the top and bottom edge, use stainless hinges and keep the leaf clear of the floor so it dries.

Kitchen doors, pantry doors, laundry doors and maid’s room doors take more knocks than any other doors in Dubai homes, so we specify a harder face and a heavier hinge rather than a prettier one. Wardrobe doors are made to the same finish as the room doors where you want the joinery to read as one piece, or deliberately different where the wardrobe is the feature.

COMPLIANCE

FIRE-RATED AND COMMERCIAL DOORS

Fire-rated doors are the one door type where the paperwork matters as much as the joinery. A fire-rated door certificate covers the whole assembly — leaf, frame, intumescent and smoke seals, hinges, closer and lock tested together — not the leaf on its own. DCD-compliant doors on escape routes, corridors and shared stairs in Dubai offices and buildings have to be supplied as a certified set and installed to the tested detail, with the seals left unpainted. We will not call a door fire rated unless that certified set is supplied.

Office doors, clinic doors and hotel doors all need something beyond a domestic leaf: a closer that holds the door shut, a lock schedule that matches the access plan, and often soundproof doors or acoustic doors between meeting rooms and consulting rooms. We quote commercial doors against the landlord fit-out guide so the frame, the fixing and the finish already suit what the building will accept at inspection.

FRAMES AND IRONMONGERY

DOOR FRAMES, ARCHITRAVES AND HARDWARE

A door is only as good as the frame it hangs on. Door frames and door jambs are made to the wall thickness — block, gypsum stud or an existing opening — so the architraves sit flat on both faces instead of bridging a gap with filler. Architraves are profiled to match the skirting, and we run the skirting to match where the two meet, because a mismatched junction at the floor is the detail everyone notices.

Door handles, door locks, hinges and door closers are specified per door, not per house. A heavy entrance leaf needs three or four hinges and a concealed closer; a bathroom needs a privacy set; a store room needs a keyed lock. Smart locks and digital locks are straightforward to fit if the leaf is drilled for them in the workshop, so tell us at the schedule stage rather than after the door is hung.

REPLACEMENT

DOOR REPLACEMENT AND REPAIR

Old door replacement is often unnecessary, and most of the doors in Dubai we are asked to quote for do not need it. A door repair visit fixes most of what people live with: a door not closing, a door alignment that has drifted, a hinge repair where the screws have pulled out of soft frame timber, a lock replacement, or a latch that no longer meets the strike. Half the doors we are called to look at simply need the hinges packed and the strike plate moved four millimetres.

A door upgrade is the middle option: keep the frame, change the leaf. If the frame is square, sound and the right thickness, we template off it and hang a new leaf on the existing hinge and lock positions, which leaves the architraves and the paintwork alone. We replace the frame when it is twisted, water-damaged, the wrong height for a new floor level, or when the new door is fire rated and needs its own tested frame.

FINISHING

DOOR PAINTING, REFINISHING AND RESTORATION

Door painting done properly is a spray job, not a brush job. We take the leaf off, strip or key the old finish, fill and sand, then spray a two-pack PU finish or door lacquer in the workshop and cure it before it comes back. Door repainting on site with a roller leaves texture you will see every time the light rakes across the panel. Door refinishing costs a fraction of replacement and turns a tired corridor around in days.

Door veneer repair and scratch repair are done with a colour-matched filler and a re-sprayed panel so the line disappears. A termite-damaged door replacement is the one case where repair is false economy, because the damage runs inside the stile where you cannot see it. Door finishes we work in are matte lacquer, PU, veneer, laminate, melamine and HPL — we match an existing finish from a sample rather than from a photograph.

PRICING

DOOR COST IN DUBAI

Door price Dubai clients are quoted swings on four things: the core, the finish, the ironmongery and whether a new frame is needed. Wooden door cost rises with solid timber and a sprayed two-pack finish; main door cost rises with size, weight and the hardware a heavy leaf demands; door installation cost depends on whether the opening is square and whether the frame stays. QUESTIONS

DOORS IN DUBAI: FREQUENTLY ASKED QUESTIONS

HOW MUCH DOES A WOODEN DOOR COST IN DUBAI?

A door leaf on its own, supplied unfinished, runs about AED 550 to 1,600. A bespoke internal door complete with frame and ironmongery runs about AED 1,200 to 3,500, and a full-height floor-to-ceiling door about AED 2,600 to 6,500. The core, the veneer or paint finish, the ironmongery and whether a new frame is needed are what move the figure. We confirm it after a free site measurement.

HOW MUCH DOES A VILLA MAIN DOOR COST IN DUBAI?

A pivot entrance door with a steel core runs about AED 6,500 to 30,000 supplied and installed. The range is that wide because a single 1.2 metre pivot in oak veneer and a 2.4 metre double in solid walnut with a concealed closer and a smart lock are completely different objects. Send the opening size and a reference photo on WhatsApp and we will give you a range the same day.

CAN YOU REPLACE A DOOR WITHOUT CHANGING THE FRAME?

Often, yes. If the frame is square, sound and the right thickness for the wall, we template off it and hang a new leaf on the existing hinge and lock positions, which leaves your architraves and paintwork untouched and costs far less. We change the frame when it is twisted, water-damaged or the wrong height after a new floor, and always when the new door is fire rated, because a fire door leaf is only certified with its own tested frame.

WHAT DOOR FINISH LASTS BEST IN DUBAI HUMIDITY?

A two-pack PU lacquer, sprayed in a workshop and cured before delivery. It seals the timber against moisture far better than a brush-applied varnish and it resists chipping. Laminate, melamine and HPL faces are the most forgiving of all in wet areas. Whatever the finish, the detail that matters is sealing all six faces of the leaf: the unpainted top and bottom edges are where moisture gets in and swells a door.

HOW LONG DOES A DOOR JOB TAKE IN DUBAI?

A repair, a rehang or an ironmongery change is usually same-day. Refinishing a set of doors off site takes about a week, because the spray and cure cannot be rushed. Custom doors made from scratch run two to four weeks from approved schedule to installation, and a certified fire-rated set depends on the lead time for the tested assembly.

DO I NEED BUILDING MANAGEMENT APPROVAL TO CHANGE MY MAIN DOOR?

In an apartment, almost always. The main door faces a common corridor, so the building management or the developer usually has to approve the leaf, the finish and sometimes the ironmongery, and a fire-rated door on a corridor cannot be swapped for a decorative one. In a villa community the rules are usually lighter but a change to the visible facade can still need approval. We produce the drawing and the specification for you to submit.

WHAT IS THE DIFFERENCE BETWEEN A SOLID WOOD DOOR AND A VENEER DOOR?

A solid wood door is timber all the way through: the best feel and sound, the highest price, and the most movement in Dubai humidity. A veneer door is a thin layer of real wood over a stable engineered core, so it looks the same, stays flat and costs less. For most Dubai homes a veneer door on a solid engineered core is the better long-term choice, with solid timber kept for a feature entrance.

MY DOOR WILL NOT CLOSE PROPERLY — CAN IT BE FIXED?

Usually in one visit. A door that will not close is nearly always a hinge that has dropped, screws that have pulled out of soft frame timber, or a strike plate that no longer lines up with the latch. We pack or replace the hinges, move the strike, ease the leaf where it is catching and re-adjust the closer. A leaf is only replaced when it is warped or the bottom edge has swollen with water.

WHICH DOOR SUITS A BATHROOM IN DUBAI?

A water-resistant door: a PVC or WPC leaf, or an engineered core faced in laminate or melamine. All of them shrug off steam at the bottom edge, which is where timber bathroom doors fail. If the design calls for timber, we seal all six faces, use stainless hinges and keep a clearance under the leaf so the room can dry.

CAN YOU MATCH NEW DOORS TO MY EXISTING ONES?

Usually. Send photos of a full door, a close-up of the panel profile and the edge, and one measured section. We match the panel layout, the groove spacing, the architrave profile and the finish from a physical sample rather than a photograph, and we tell you plainly where an exact match is not possible instead of surprising you on installation day.

DO YOU FIT SMART LOCKS AND DIGITAL LOCKS?

Yes, and it is far cleaner if the leaf is drilled for the lock in the workshop rather than on site. Tell us at the door-schedule stage which locks you want and we prepare the leaf, the frame and the strike for them. We also fit standard cylinder locks, privacy sets, magnetic locks, closers and panic hardware, and we retro-fit a smart lock to an existing door where the stile is thick enough.

WHICH AREAS OF DUBAI DO YOU COVER?

All of Dubai, from our joinery workshop in Ras Al Khor Industrial Area 2. We regularly work in Dubai Marina, Downtown, JVC, Dubai Hills, Arabian Ranches, Damac Hills, The Springs, The Meadows, Mirdif and Al Quoz, as well as Business Bay, Jumeirah and Al Barsha.
