Modern staircase design for a villa staircase or a duplex apartment usually means losing the closed spandrel wall, opening the flight to the room and putting glass where a solid balustrade used to be. A wooden staircase is what most clients picture when they ask about staircase services in Dubai. We build oak staircase and walnut stairs in solid wood treads where the budget allows, and engineered wood stairs where movement, cost or a very long flight makes engineered the better answer. Solid treads are 40 to 50 mm thick; engineered treads use a 4 to 6 mm wear layer over a stable core.

A marble staircase still reads as the luxury option in Dubai, and granite stairs and porcelain stair tiles both do the same job for less. Stone is heavy, cold underfoot and unforgiving of a bad substrate, so we check the concrete for level and hollow spots before a single slab is templated. Where clients want stone at the entrance and timber above, we detail the transition at a landing rather than mid-flight, which is the only place it looks deliberate.

A glass balustrade keeps a stair feeling open, which is exactly why it has taken over from spindles in Dubai villas. We fit frameless glass railing on standoff fixings through the stringer, base-channel systems set into the floor, and glass and wood railing or glass and steel railing where a timber or metal cap softens the edge. Standoff fixings need a stringer strong enough to take the point loads; a base channel needs depth in the floor build-up and is easier to get plumb across a long run. A stainless steel railing in brushed 304 is the default for a Dubai stair that has to survive twenty years of hands. Black metal railing in powder-coated mild steel is what most clients now ask for, and wrought iron railing still suits a classical villa. The handrail is the part people touch, so it gets the most attention of any part of our staircase services in Dubai. We drill and resin-anchor into the slab, load-test the frame, then clad it. Nothing gets a timber tread until the steel is signed off.

The space under a staircase is the most wasted cubic metre in a Dubai villa. Under-stair storage built as fitted joinery turns it into under-stair cabinets with push-to-open fronts that disappear into the wall line, an under-stair shoe rack sized to the actual shoes, or an under-stair wine or display unit with lighting and a glazed front. Because the rake gives every unit a different height, none of it can be bought off a shelf.

We survey the void, model the carcasses against the underside of the flight, and build in our own workshop so the fronts follow the pitch line exactly. Where the void backs on to a guest WC or a service riser, we detail an access panel rather than sealing it, which is the sort of thing that only becomes obvious two years later.

Staircase lighting is a small part of staircase services in Dubai that does two jobs: it makes the flight safe at night and it makes the stair the feature it deserves to be. LED step lights recessed into the stringer wall, stair strip lighting under a nosing or a handrail, and stair spotlights washing down from the ceiling each give a very different result. Staircase painting, stair varnish and PU lacquer are three different answers to the same tired flight. Painted risers with an oiled tread is the most forgiving combination in a family home; a full PU lacquer looks superb and shows every scuff; a hardwax oil can be spot-repaired without redoing the run. Staircase refinishing and polishing on a timber flight means sanding back to bare wood, not coating over the old film.

Squeaky stairs repair is usually a wedge or a glue block that has let go under the tread, not a structural problem. Loose railing repair almost always traces back to a newel that was never fixed into anything solid. Changing a staircase changes a means of escape, so the paperwork matters. Building management approval comes first in any tower or gated community, with a drawing, an NOC and contractor insurance. Developer approval for railing changes is a separate step in most Dubai communities, because a balustrade facing a shared corridor or an atrium is treated as a facade element rather than an internal finish.

Dubai Municipality governs the Dubai Building Code rules the flight itself has to meet: rise, going, headroom, guarding height and the gap between balusters.
