Bedroom renovation in Dubai – remodeling and fit-out for master suites, kids’ rooms and guest bedrooms
Abdulla Carpentry EST has been building bedrooms in Dubai since 1984. Fitted wardrobes, headboard walls, ceilings, lighting, flooring and paint handled by one team, with the joinery made in our own Ras Al Khor workshop.
A bedroom renovation in Dubai is mostly joinery and finishes rather than wet trades, which is why it is the fastest room in a house to transform. The wardrobe, the headboard wall, the ceiling and lighting, the flooring and the paint are what you actually see, and all four can change without touching plumbing or structure. That keeps approvals light and the programme short.
A guest or child bedroom runs AED 18,000 to 40,000 complete; a master suite with a walk-in wardrobe and a headboard wall runs AED 40,000 to 120,000. Most bedrooms take one to two weeks on site once the joinery is made, and families normally stay in the property throughout. Abdulla Carpentry EST designs, manufactures and fits the whole room under one contract.
Bedroom renovation in Dubai: the company and the workshop
Abdulla Carpentry EST is a bedroom renovation company working across Dubai since 1984. The words change – bedroom remodeling, bedroom fit out, bedroom revamp, bedroom makeover, bedroom upgrade, bedroom redesign – but the question is always the same: how much of the room is coming out. We quote a bedroom renovation in Dubai against scope rather than against the word you used.
What sets this trade apart from a furniture showroom is that the wardrobe, the headboard, the bedside units and the panelling are made to the room rather than the room being arranged around a box. Carcasses are machined, sprayed and assembled in our own Ras Al Khor workshop, so a 2,340mm alcove costs what a standard 2,400mm module costs.
1984Building bedrooms in DubaiBedroom interior design in Dubai tends toward a handful of briefs. Modern bedroom design means flat fronts, concealed handles and indirect light. A luxury bedroom adds stone, veneer and fabric panels. A minimalist bedroom hides everything behind one continuous wall. A hotel-style bedroom puts the money into the headboard wall and the reading lights, and a boutique bedroom leans on colour and texture rather than square metres. We will tell you which of these your room can actually carry.
Every bedroom renovation in Dubai starts with a free site visit and a written bedroom quotation. We measure the room, check the AC diffuser positions, the window reveals and the ceiling height, and come back with a 3D bedroom design so you can see the wardrobe elevation before anything is cut. Clients regularly ask for before and after sets and for bedroom renovation ideas from recent Dubai projects – the 3D design and consultation stage is where changes are free.
Master bedroom makeover
A master bedroom renovation in Dubai is the one worth doing properly, because it is the room you spend most hours in and the one developers finish most generically. A master suite usually means three things joined up: the sleeping area, a bedroom with ensuite access, and a bedroom with a walk-in closet or a dressing run. Treat them as one project and the circulation works; treat them as three and you end up with a door in the wrong place.

The ideas that actually change how a bedroom renovation in Dubai feels are unglamorous. Move the bed off the window wall so the AC is not blowing on your head. Put the wardrobe on the wall you walk past rather than the wall you look at. Light the room in three layers instead of one grid of downlights. Give the television a recess rather than a bracket.
On a full master makeover we normally rebuild the headboard wall, replace the wardrobes wall-to-wall, rework the ceiling and lighting, change the flooring and repaint. That is a one- to two-week programme on site once the joinery is manufactured, and the manufacturing is three to four weeks before that.
Kids’ bedroom and nursery renovation
A kids’ bedroom renovation in Dubai is a storage problem disguised as a decorating one. Children’s room design works best when the joinery grows with the child: a wardrobe with adjustable hanging and shelf heights, a built-in study desk that starts as a play surface, and drawers at a height a six-year-old can actually open. We build all of it so the shelf positions can be moved later without new carcasses.
Nursery design is the opposite – short-lived and best kept cheap in the places that will change. Spend on the wardrobe and the window treatment, which stay; keep the cot, the changing unit and the colour scheme easy to swap. Blackout curtains and a dimmer on the main light matter more in a nursery than anything on the walls.
A teen bedroom usually wants a desk that works for study, a bed that is not childish, and somewhere to put a games setup without cables across the floor. Bunk beds built in rather than bought give you proper guard rails, under-bed storage drawers and a ladder that is part of the structure. A play area in a shared room is best defined by a low joinery unit rather than a partition, so the room can revert later.
Safety detailing on a child’s bedroom renovation in Dubai is specified rather than assumed: all tall units anchored to the wall, soft-close on every door and drawer, rounded or softened edges at child height, and no glass below 1.2 metres. Those are standing items on our drawings for any child’s room.
Guest bedroom and maid’s room upgrade
A guest bedroom renovation in Dubai earns its keep for about three weeks a year, so the brief is usually dual-purpose. A spare room conversion that puts a desk and shelving along one wall and keeps a proper bed gives you a home office in a bedroom for fifty weeks and a guest room for two. A wall bed is worth pricing if the room is genuinely small, though in most Dubai villas there is space for both.

A maid’s room renovation or a nanny room is a functional refit and should be specified as one: a hard-wearing floor, a decent wardrobe with hanging and shelving, proper lighting rather than a single ceiling point, and a bed base that can take daily use. These rooms are small, so built-in storage rather than freestanding furniture is what makes them usable.
Both are good candidates for a budget bedroom renovation in Dubai rather than a full strip. New wardrobe fronts on sound carcasses, a repaint, new flooring and a lighting change will transform a spare room for a fraction of a full fit-out, and nobody will know the carcasses are original.
Built-in wardrobes and walk-in closets
A built-in wardrobe is the single item that changes a bedroom renovation in Dubai most. A fitted wardrobe runs floor to ceiling and wall to wall, so there is no dust gap above and no dead corner beside it. A sliding door wardrobe saves the swing space in a narrow room but loses you about 60mm of internal depth to the track; a hinged wardrobe gives full access to the whole opening and suits rooms with space in front.

A wall-to-wall wardrobe is nearly always better value than two freestanding units, because the end panels and the fillers do the work that a carpenter would otherwise have to fake on site. A mirror wardrobe earns its place in a room with one window, where the mirrored doors double the light without you having to hang anything.
A walk-in closet or a dressing room is a different build. Open hanging in double and single heights, banked drawers at waist level, shoe shelving raked rather than flat, and lighting inside the unit rather than only on the ceiling. Where there is no separate room, we take a 900mm-deep run across one wall and screen it, which gives most of the benefit for a fraction of the floor area. See joinery for board, hardware and finish specifications.
Internal fit-out is where a bedroom renovation in Dubai is won or lost. Full-extension drawer runners rather than cheap rollers, a pull-down hanging rail if the top section is above reach, a dedicated section for folded items at eye level, and a lockable drawer if you want one. We draw the internal layout before manufacture and you sign it off.
The smaller pieces are made in the same workshop run, which is why they match. Built-in bedside units or a floating bedside shelf keep the floor clear and let the cable for the lamp disappear into the wall. A dressing table or a vanity with mirror built into the wardrobe run reads as part of the joinery rather than as furniture parked against it. A TV unit in the bedroom works best recessed, and a window seat with bay window storage underneath turns a dead reveal into the most-used spot in the room.
Storage solutions beyond the wardrobe are worth planning while the room is open. Under-bed storage in drawers on runners rather than lift-up gas struts, loft storage over the wardrobe for suitcases, built-in shelving in an alcove, and hidden storage behind a panel in the headboard wall. None of these are expensive while the joinery is being made and all of them are awkward afterwards.
Headboard walls and bedroom wall panelling
A headboard wall is the cheapest way to make a bedroom renovation in Dubai look designed. An upholstered headboard in fabric or leather, built as padded wall panels rather than a furniture headboard, runs the full width of the bed wall and absorbs sound as well as looking expensive. A fluted headboard in timber or MDF gives the same effect with a harder, easier-to-clean surface.

Wood panelling behind the bed, or a full feature wall, is set out to the room rather than to a standard panel size so the joints land where you want them. We make the panels in the workshop, spray or upholster them there and fit them as a system, which means a crisp shadow gap rather than filler and touch-up on site. See wall panelling and upholstery for materials.
Bedroom wall panelling takes several forms beyond the bed wall. Wainscoting to dado height suits a classic room. Slat panels give vertical rhythm and work well behind a television. An accent wall in a deeper colour, wallpaper, or a textured paint finish costs least of all and is the easiest to change in five years.
The detail most people miss on a bedroom renovation in Dubai is that reading lights, switches and sockets have to be positioned before the panelling is made, not after. Wall-mounted sconces at the right height and a switch you can reach lying down are decided at drawing stage, and the wiring is run in the wall while it is still open.
Bedroom false ceilings and lighting
A bedroom false ceiling does three jobs: it hides the AC ducting and any new wiring, it lets you build cove lighting into the perimeter, and it lowers an over-tall ceiling to a more restful height. A gypsum ceiling in moisture-resistant board with a proper perimeter shadow gap reads far better than a flat drop with a strip of coving stuck on. See ceiling works for build-ups.

Lighting on a bedroom renovation in Dubai should be layered. Cove lighting or an LED strip in the ceiling perimeter for ambient light, spotlights placed where you actually need task light rather than in a symmetrical grid, and bedside pendant lights or wall sconces for reading. Downlights directly over the bed are the most common mistake in Dubai bedrooms and the easiest to avoid.
Controls matter as much as fittings. Dimmers on the ambient circuit, bedside switches on both sides so neither person has to get up, and a separate circuit for the wardrobe interior lights. All of it is first-fix wiring, which our electricians set out before the ceiling closes.
Bedroom flooring and painting
Flooring on a bedroom renovation in Dubai is chosen for comfort underfoot and for noise. Wooden flooring and engineered timber are the warmest-looking and the quietest when laid on a good underlay. SPC flooring is the practical Dubai answer – dimensionally stable, waterproof and far more forgiving of a leaking AC drain than real timber. Laminate sits below it on durability but is the cheapest convincing wood look.

Parquet and herringbone are worth the extra labour in a master bedroom because the pattern reads as deliberate rather than as flooring. Carpet still has a place in a child’s room and in a bedroom over a hard floor below, and the underlay under any of these does more for comfort and acoustics than the surface does. See flooring for build-ups and thresholds.
Painting is the last trade on a bedroom renovation in Dubai and the one that shows every shortcut taken before it. Wall repair before painting – filling, sanding and spot-priming – is the difference between a wall that looks flat and one that shows every old fixing under a raking light. We quote preparation as its own line so it cannot quietly disappear.
On colour, a colour consultation is included rather than charged. Calming colours in a bedroom means low-chroma and mid-tone rather than pale – a bright white wall under Dubai light is harsher than people expect. Two-tone walls with a deeper band behind the bed is the easiest way to anchor the room without committing the whole space. See painting for systems and coats.
Window treatments finish the room and are usually left too late. Blackout curtains are not optional in Dubai, and they work properly only with a lined, full-width track that overlaps the reveal. A curtain pelmet or a recessed curtain box built into the ceiling hides the track and stops the light leak above the curtain, and it has to be formed while the ceiling is open. Motorised blinds are worth the extra on tall or hard-to-reach windows, and need a power point at the head of the opening at first fix.
Ensuite and dressing room integration
A combined bathroom and bedroom renovation in Dubai is usually cheaper per room than doing the two separately, because the strip-out, the protection, the access and the site team are shared. If the ensuite is tired and you are already rebuilding the bedroom, the marginal cost of doing both is far lower than the cost of coming back in two years.

Ensuite bathroom renovation is a wet-trade job with its own sequence – strip, services, tank, flood test, tile, fit. It is the one part of a bedroom project that needs real waterproofing and real approvals, and it sets the programme. See bathroom renovation for the detail.
A dressing room to ensuite route, where a spare dressing area is converted into a shower room, is possible but governed by drainage. You need a waste run at a workable fall to an existing stack, and in a tower you generally cannot move the stack at any price. We check the available depth below the finished floor on the survey rather than promising it on a plan.
The door between the bedroom and the ensuite is worth thinking about. A sliding door to the ensuite or a pocket door frees the swing area entirely; a solid-core door with proper seals keeps the noise and the light out far better than the hollow door most villas are handed over with. See door services for cores, seals and ironmongery.
Bedroom layout changes and partitions
A room partition is the most common structural change we make on a bedroom renovation in Dubai. Splitting a bedroom into two smaller rooms, combining two bedrooms into one master, adding a bedroom in an oversized living area, or a studio to 1-bedroom partition in an apartment – all of them are lightweight stud and board work rather than blockwork, which keeps them reversible and keeps the approval simpler.

A partition is only as good as what is inside it. Acoustic insulation in the cavity, two layers of board on at least one face, staggered studs where the acoustic requirement is serious, and a solid-core door with seals. Without those a new wall looks right and performs like a curtain. See partition works and gypsum works.
Bedroom AC usually has to move when a partition goes in. AC diffuser relocation, a new return path and sometimes an extra diffuser are part of the job, not an afterthought, because a new room with no return air will be unusable in July. Our HVAC team works out the duct route before the partition is framed.
Soundproofing is worth doing even where you are not partitioning. A bedroom sharing a wall with a living room or a corridor benefits from an acoustic layer on that one wall, and a soundproof door does more than most people expect for the money. Blackout curtains with a lined pelmet also cut a surprising amount of noise along with the light.
Villa and apartment bedroom fit-out
A villa bedroom renovation in Dubai normally covers several rooms at once – a master, two or three children’s rooms, a guest room and a maid’s room. We sequence them so the family keeps enough usable bedrooms throughout, which stretches the programme slightly but means nobody moves out. Townhouse bedrooms follow the same pattern with tighter stair access for panel deliveries.

An apartment bedroom fit-out is governed by the building. Building management approval is needed in almost every tower before works start, a developer NOC applies in Emaar, Nakheel and Damac buildings, and a tenant needs landlord permission for a rented apartment in writing. Dubai Municipality consent comes into it only for structural changes, which a bedroom job rarely involves – that is why a bedroom is usually the lightest room in the house to get approved.
Commercially we also do hotel room fit-out, staff accommodation and serviced apartment bedrooms, where the job is repetition rather than design. One room is built as a benchmark, signed off, and then repeated, with durability and the speed of a future repair mattering far more than anything on a moodboard.
We cover Dubai Marina, Downtown, Business Bay, JVC, Dubai Hills, Arabian Ranches, Damac Hills, Springs, Meadows, Mirdif and Palm Jumeirah. The workshop is in Ras Al Khor Industrial Area 2, which keeps panel deliveries and later snagging visits practical across all of them.
How a bedroom renovation in Dubai runs
A bedroom renovation in Dubai runs as five stages. A wardrobe-only job compresses them; a full master suite does not skip any. The timings below assume one occupied home, with the family staying in the property throughout.
Survey and measure
We measure the room and check each service.
Design and approve
You sign off the wardrobe elevations in 3D.
Workshop and spray
We machine and spray every panel ourselves.
Ceiling and wiring
We rework the ceilings, lights and sockets.
Install and finish
We fit, paint, snag and clean before we go.
A bedroom renovation timeline is one to two weeks on site for a full room, two to three days for a wardrobe swap and a repaint, and three to four weeks of manufacturing before either. Living in during works is normal on a bedroom job – there are no wet trades, so the room is sealed off, the route is protected and the dust is contained rather than the house being unusable.
Who sets the rules and makes the board
A bedroom rarely needs a heavy approval, but it is worth knowing which body applies before works start, and what the wardrobe carcasses are actually made of.
Bedroom renovation cost in Dubai
Bedroom renovation cost in Dubai is driven almost entirely by joinery. Wardrobe face area, headboard wall size and finish choice decide the number; flooring, lighting and paint move it far less. The ranges below are the ones we quote, taken from our own completed projects, and they cover supply, delivery and installation by our fitters.
Bedroom renovation in Dubai: price guide

| Curtains with blackout lining | per linear m | AED 220 – 750 |
| Painting, walls and ceiling | per room | AED 1,200 – 3,500 |
Cost per room on a bedroom renovation in Dubai is the figure most clients want. A guest or child bedroom lands at AED 18,000 to 40,000 complete; a master bedroom suite at AED 40,000 to 120,000. Wardrobe cost is quoted per square metre of face area so you can compare like with like – AED 1,100 to 2,000 in laminate, AED 1,700 to 3,500 in sprayed lacquer and AED 1,900 to 4,200 for a sliding system. Headboard wall cost is AED 1,600 to 6,000 for an upholstered panel across the bed width, or AED 450 to 1,100 per square metre for timber panelling.
A full bedroom makeover price is usually lower than people expect, because no wet trade is involved. Two numbers move it most. The first is wardrobe finish – a laminate wall and a lacquered wall of identical size can differ by half again. The second is whether the ceiling comes down, since a new gypsum ceiling brings lighting alterations and wiring with it at AED 1,800 to 6,500 per room.
Bedroom renovation in Dubai: 12 best expert answers
How much does a bedroom renovation cost in Dubai?
A guest or child bedroom is AED 18,000 to 40,000 complete; a master bedroom suite is AED 40,000 to 120,000. Within that, the wardrobe is usually a third to a half of the total. Smaller scopes are quoted on their own – painting a room is AED 1,200 to 3,500, engineered timber flooring is AED 180 to 450 per square metre laid, and lighting alterations with the wiring are AED 1,800 to 6,500 per room.
How much does a built-in wardrobe cost in Dubai?
Wardrobes are quoted per square metre of face area, measured width by height of the opening. Laminate is AED 1,100 to 2,000, sprayed lacquer AED 1,700 to 3,500 and a sliding door system AED 1,900 to 4,200. A fitted-out walk-in wardrobe as a whole room is AED 18,000 to 65,000. The internal fit – drawer runners, pull-down rails, shoe racking, interior lighting – is itemised so you can see what you are paying for.
How long does a bedroom makeover take?
One to two weeks on site for a full room, and two to three days where it is a wardrobe swap, new flooring and a repaint. The part people underestimate is manufacturing: three to four weeks between signing off the drawings and the joinery arriving. We start that clock as soon as the elevations are approved, so the site time is the short end of the job.
Can I renovate a bedroom in a rented apartment in Dubai?
Usually yes, with two permissions. The landlord has to agree in writing – ask for it by email rather than verbally – and the building management has to approve the works, the hours and the debris route. Because a bedroom rarely involves drainage or structure, a Dubai Municipality submission is normally not needed, which makes it one of the easier rooms to get signed off in a tower. Agree with the landlord at the start whether the joinery stays at the end of the lease.
Do I have to move out while you work?
No. There are no wet trades in a bedroom, so we seal the doorway, protect the route and work with dust extraction. On a multi-bedroom villa we do one room at a time so everyone keeps a bed. The only genuinely disruptive day is the ceiling and wiring day, and that is one day, not a week.
Sliding doors or hinged doors on a wardrobe?
Hinged if you have the floor space in front, because you get full access to the whole opening and the internal depth is not reduced. Sliding if the room is narrow or there is a bed close to the wardrobe, accepting that you lose roughly 60mm of depth to the track and that only half the run is open at once. Mirrored sliders are worth considering in a room with a single window.
Can you match new joinery to wardrobes I already have?
Usually. Bring us a door or a drawer front and we match it in our spray booth or find the nearest laminate, then send you a sample before we manufacture. An exact match on an aged lacquer is not always possible and we will say so rather than promise it – in those cases respraying the existing fronts alongside the new ones gives a better result than trying to match.
What is the best flooring for a Dubai bedroom?
SPC for most rooms – stable, quiet on a good underlay and far more forgiving of a leaking AC drain than real timber. Engineered timber if you want genuine wood and the room is not below a wet area. Laminate as the budget wood look. Carpet still makes sense in a child’s room. Whichever you choose, the underlay does more for comfort and sound than the surface does.
Can you build a walk-in closet if I do not have a spare room?
Often. Where a separate room is not available we take a 900mm-deep run across one wall and screen it with a slatted divider or a partition, which gives most of the benefit of a dressing room without losing a bedroom. In a larger master we can partition the end of the room properly, insulate it and give it a door – that is a few days of work rather than a structural job.
Do you handle the ceiling, lighting and painting too?
Yes. Gypsum ceilings, cove lighting, first-fix wiring, flooring and painting are all in-house, which is why the sequence holds. It matters more in a bedroom than people expect: reading-light positions, bedside switches and wardrobe interior circuits all have to be set out before the ceiling closes and before the panelling is made.
Can you soundproof a bedroom?
To a useful degree, yes, though no retrofit makes a room silent. The effective moves are an acoustic layer on the shared wall, insulation in any new partition cavity, two board layers on at least one face, a solid-core door with proper seals, and lined blackout curtains. Doing one of those helps; doing three changes the room.
Which areas of Dubai do you cover?
Dubai Marina, Downtown, Business Bay, JVC, Dubai Hills, Arabian Ranches, Damac Hills, Springs, Meadows, Mirdif and Palm Jumeirah, plus most towers and villa communities between them. The workshop is in Ras Al Khor Industrial Area 2, which keeps panel deliveries, site visits and later snagging calls practical anywhere in the city.
