Kitchen and butler’s pantry in Dubai – renovation, show kitchen, dirty kitchen and pantry fit-out

Abdulla Carpentry EST has been building kitchens and pantries in Dubai since 1984. We design, manufacture and install the show kitchen, the dirty kitchen and the butler’s pantry as one joined-up project, from our own workshop in Ras Al Khor.

A kitchen and butler’s pantry in Dubai is normally two rooms doing two jobs. The show kitchen is the one guests see – the island, the display cabinetry, the coffee station. The butler’s pantry, scullery or dirty kitchen sits behind it and takes the heavy cooking, the washing-up and the bulk storage. Abdulla Carpentry EST plans, manufactures and fits both, including the partition between them, the extract, the second sink and the power and water points.

Most villas in Arabian Ranches, Dubai Hills, Damac Hills and Mudon were handed over with a single open kitchen and a small store. Turning that store, maid’s room or utility space into a working back kitchen is the most common kitchen and butler’s pantry in Dubai project we are asked for. Typical cost runs from AED 18,000 for a pantry conversion to AED 180,000 for a full villa kitchen with an island, and a straightforward pantry fit-out takes three to five weeks.

Who we are

Kitchen and butler’s pantry in Dubai: a fit-out company for both rooms

Abdulla Carpentry EST is a kitchen and pantry fit-out company working across Dubai since 1984. We are not a showroom that orders flat-packs from abroad. Carcasses, fronts, tall units and pantry shelving are machined in our own Ras Al Khor workshop, sprayed in our finishing room and delivered to site by our own fitters, so a pantry fit-out, a pantry renovation or a full kitchen rebuild is handled by one team under one contract.

The same crew covers a pantry remodel, a pantry revamp, a pantry makeover and a straight pantry conversion of a store or maid’s room. Scope decides the label on a kitchen and butler’s pantry in Dubai, not the price list. A revamp might be new fronts and worktop on sound carcasses; a conversion means new partitions, plumbing, power and ventilation before a single cabinet goes in.

If the front room is your priority, our kitchen renovation team handles that side. Many clients book a kitchen fit-out and a pantry at the same time because the two rooms share a wall, a water line and an extract route. Splitting them into two contracts six months apart almost always costs more. A combined kitchen remodel and pantry build also means one set of approvals and one site shutdown instead of two, and a single kitchen revamp programme that your family only has to live through once.

Every kitchen and butler’s pantry in Dubai enquiry starts with a free site visit and a written kitchen and pantry quotation. We measure, photograph and check what is behind the walls, then issue a 3D kitchen and pantry design so you can see the layout before committing. Clients regularly ask for before and after sets from recent villas, and we are happy to show them – the 3D design and consultation stage is where most of the expensive mistakes get caught.

Design

Butler’s pantry and scullery design

A butler’s pantry in Dubai is a service room between the kitchen and the dining area. Classic butler pantry design gives it a run of base units, a worktop for plating and serving, tall storage above and often a small sink. It is where crockery, glassware, serving dishes and dry goods live, and where food is staged before it reaches the table.

A scullery is the harder-working version of the same idea, and it is the part of a kitchen and butler’s pantry in Dubai that earns its keep daily. It takes the washing-up, the bins, the recycling and the appliances you do not want on display. In most Dubai villas the scullery, the second kitchen, the back kitchen and the prep kitchen are the same room called four different things, and the brief is identical: keep the mess out of sight of the dining table.

We build walk-in pantry rooms where there is floor area to spare, and a pantry cupboard or tall larder run where there is not. An under-stair pantry is one of the most useful conversions in a townhouse, because the dead triangle under the staircase takes pull-out shelving beautifully. A maid’s kitchen or a full maid’s room to pantry conversion is the other common route, and it usually already has the drainage you need.

Dirty kitchen and wet kitchen renovation

A dirty kitchen in Dubai is the room that takes frying, grilling, spice work and anything that fills a house with smell. A dirty kitchen renovation is mostly an engineering job rather than a decorating one: extract, make-up air, drainage, gas and surfaces that survive heat and grease. Get those right and the finishes last; get them wrong and the cabinetry is ruined inside two years.

Wet kitchen renovation follows the same logic. A wet kitchen carries the water – washing-up, soaking, vegetable prep – so it needs a deep sink, a tiled or stainless splashback and a floor that drains and dries. A dry kitchen is the showpiece: induction instead of gas, no deep-fat work, and finishes chosen to look good rather than to be scrubbed. Good wet and dry kitchen design decides, room by room, which jobs happen where before any cabinet is drawn.

Pantry ventilation is where most dirty kitchens fail, so on a kitchen and butler’s pantry in Dubai it is the first thing we size. An exhaust hood for a dirty kitchen has to be sized for the hob, ducted to outside air and given a route for replacement air, or it simply pushes smell into the villa. A heavy-cooking kitchen also wants grease-resistant finishes – stainless, full-height porcelain or a high-build PU lacquer rather than open-pore timber – and a hood with washable baffle filters instead of disposable mesh. Our HVAC team sizes and installs the extract so it is part of the same contract.

Front of house

Show kitchen and dry kitchen remodel

A show kitchen is the room you want photographed – the half of a kitchen and butler’s pantry in Dubai that visitors actually see. A show kitchen remodel is less about new appliances than about editing: fewer wall units, a longer island, better lighting and somewhere for the clutter to go. An open display kitchen only reads as calm if the toaster, the rice cooker and the shopping have a home somewhere else, which is exactly what the pantry behind it is for.

An open kitchen to show kitchen conversion is the single most requested change we make to a kitchen and butler’s pantry in Dubai. It means moving heavy cooking to a dirty kitchen behind, keeping induction and a small sink out front, and giving the back room a closed cooking area with its own door and extract. The front room gets quieter, cleaner and better looking without losing any real capacity.

A dry kitchen remodel is usually a one- or two-week job if the layout stays put: new fronts, a new worktop, new lighting and a replanned island. Once walls, water or gas move it becomes a construction project with a different programme. We will tell you which one you are looking at on the first visit rather than after the deposit.

Storage

Pantry cabinets, shelving and storage

Pantry cabinets do the actual work in a kitchen and butler’s pantry in Dubai. We build floor-to-ceiling runs so nothing is wasted above head height, a pull-out pantry for tins and bottles where the gap is narrow, and tall units with full-extension drawers rather than fixed shelves. Deep drawers beat deep shelves every time – you can see the back of a drawer, and you cannot see the back of a 600mm shelf.

Open shelving suits glassware, serving dishes and anything you use daily. Closed shelving and drawers suit everything else, because dust and Dubai go together. A mixed wall – open shelving at eye level, drawers below, closed tall units at each end – is the layout most clients settle on once they have lived with a pantry for a month.

Handleless tall units in a two-tone finish – fronts colour-matched to the main kitchen

Pantry storage solutions are where a bespoke job earns its money. Spice racks sized to your jars, tray dividers for baking sheets and chopping boards, rotating or pull-out corner units so the dead corner is usable, and an appliance garage with a roller or lift-up front so the kettle and the mixer stay plugged in but out of sight. Hidden appliances behind matching doors keep the room looking like joinery rather than a utility.

Matching finishes tie the two halves of a kitchen and butler’s pantry in Dubai together. We spray PU lacquer in-house, press veneer and laminate on our own panels, and build handleless, matte or gloss fronts to the same specification as the main kitchen so the pantry is colour-matched rather than merely similar. If your existing kitchen was built elsewhere we take a door away, match it in the spray booth and send you a sample before production starts.

Worktops and services

Pantry countertops, sinks and appliances

In a kitchen and butler’s pantry in Dubai the pantry countertop takes more abuse than the show kitchen worktop and shows less of it. Quartz is the default: non-porous, consistent and easy to live with. Stainless steel is the honest choice for a true scullery and the only surface that genuinely does not care about hot pans. Granite and marble look superb but want sealing, and marble will mark where lemon and oil land.

A pantry sink changes how the room works. A second sink in the pantry means the washing-up never reaches the island, and a dedicated prep sink with a tall mixer makes filling pots and rinsing vegetables far less awkward. Undermount into quartz for easy wiping, or a single-bowl stainless unit where the sink will take real punishment.

Pantry appliances are the other half of the brief. A second fridge or a standalone freezer for bulk shopping, a second dishwasher so glassware is turned around separately, a microwave niche at a sensible height, a coffee station with its own power and water, and a wine fridge if the run is long enough. We set out every appliance on the drawing with its clearances before cabinetry is cut.

Plumbing and electrical for a kitchen and butler’s pantry in Dubai is planned at design stage, never improvised on site. That means a water point and drainage for the sink, dishwasher and ice maker, additional power points above the worktop and inside the appliance garage, dedicated circuits where the load warrants them, and a gas line for a dirty kitchen run and tested properly. Our plumbers and electricians are in-house, so first fix happens on our programme.

Layout

Kitchen-to-pantry layout changes and partitions

The partition between the kitchen and the pantry decides how the pair behaves. A solid wall with a door gives you the quietest, cleanest separation and the best acoustic and smell control. A glass partition keeps the light and the sightline while still holding back noise and cooking smell, and frosted or reeded glass gives privacy without making the back room feel like a cupboard.

Where floor space is tight, a sliding door on a surface track or a pocket door buried in the wall saves the swing area a hinged door needs. A pass-through hatch or a serving window between the two rooms is the detail clients enjoy most – plates go straight through at serving time, and the hatch closes when the back kitchen is being used properly.

A peninsula doing the same job as a serving hatch – plating on one side, dining on the other

Moving walls, water or waste on a kitchen and butler’s pantry in Dubai brings approvals into it. A developer NOC is normally needed in Emaar, Nakheel and Damac communities, Dubai Municipality consent applies where you are altering drainage or structure, and building management approval covers plumbing and partition changes in apartment towers. We prepare the drawing pack and lodge the submission as part of the job rather than leaving it with you.

Pantry flooring gets chosen for cleaning, not for looks. Anti-slip tiles are worth insisting on where a floor gets wet, and large-format porcelain tiles give you fewer grout lines to scrub. An easy-clean splashback in glass, porcelain or stainless behind the hob and sink is standard, and in a true scullery we recommend full-height tiling so there is no painted wall left to stain.

Villas

Villa and townhouse pantry fit-out

A villa kitchen and butler’s pantry in Dubai is usually a conversion rather than an addition. The store beside the kitchen, the maid’s room or the space behind the staircase becomes the back kitchen, and the existing kitchen is reworked around the new door. A townhouse pantry is a tighter version of the same problem, where a 1.8 to 2.4 metre run has to carry storage, a sink and an appliance or two without blocking the route to the garden.

We work across Arabian Ranches, Dubai Hills, Damac Hills, Mudon, Springs, Meadows and Jumeirah, and the handover layouts in each are familiar enough that we can usually tell you on the phone where a pantry is likely to fit. Town Square, Mirdif and JVC come up almost as often, and the same approach applies.

Laundry and utility integration is worth settling early. Putting the laundry room next to the pantry shares the drainage and the extract, and a washer and dryer cabinet with a worktop over it turns two appliances into one tidy run. An ironing station that folds away and a cleaning cupboard sized for a vacuum, mop and bucket stop those items migrating back into the kitchen within a fortnight.

Apartments

Apartment pantry and utility room revamp

An apartment kitchen and butler’s pantry in Dubai is a storage problem, not a second room. In most Dubai towers the win is a compact pantry built as a tall run beside the fridge, or the conversion of an awkward utility cupboard into full-height shelving with a pull-out. In a studio or a 1-bedroom pantry the whole thing may be 600mm wide, which is exactly where made-to-measure beats anything off a showroom floor.

A utility room upgrade in an apartment usually means lining the existing recess properly: moisture-resistant panels, a worktop over the washer, a hanging rail, and shelving that clears the water heater and the service access. We keep every panel demountable so the building’s maintenance team can still reach the valves.

Pantry lighting is the detail that makes a dark cupboard usable. An LED strip under each shelf and under the wall units lights the worktop rather than the back of your head, and a motion-sensor switch on the door frame means the light is on before you have found it. We run the drivers to an accessible point so a failed unit is a ten-minute swap, not a joinery job.

How it runs

How a kitchen and butler’s pantry project runs

A kitchen and butler’s pantry in Dubai runs as five stages. Short projects compress them; nothing skips them. The programme below assumes a villa pantry conversion with new plumbing and a partition, which is the most common version of this job.

1

Survey and measure

We measure both rooms and check the services.

2

Design and 3D plan

You approve the layout before we cut a panel.

3

Approvals and NOCs

We lodge the drawing pack with the authority.

4

Workshop and spray

Panels are machined and sprayed in our works.

5

Install and finish

We fit, test, snag and clean before handover.

A pantry fit-out inside a kitchen and butler’s pantry in Dubai is normally three to five weeks from approval. A full villa kitchen with an island and a back kitchen is eight to twelve. The authority stage is the one that moves – a straightforward community NOC can come back in a week, while a drainage alteration through Dubai Municipality takes longer, and we start the workshop programme in parallel rather than waiting idle.

Where the rules come from

Before you move a wall, a drain or a gas line in a Dubai villa, these are the bodies whose rules apply. We lodge the submissions, but it is worth knowing who is on the other side of them.

Budget

Kitchen and pantry renovation cost in Dubai

Kitchen and pantry renovation cost in Dubai is driven by three things: how much cabinetry there is, what the fronts and worktops are made of, and whether services move. The ranges below are the ones we actually quote, taken from our own completed projects rather than from a brochure. They include supply, delivery and installation by our own fitters on every kitchen and butler’s pantry in Dubai we build.

Kitchen and butlers pantry in Dubai: price guide

Item Unit Typical range
Apartment kitchen, complete per project AED 25,000 – 60,000
Villa kitchen with island, complete per project AED 60,000 – 180,000
Butler’s pantry or wet kitchen per project AED 18,000 – 55,000
Bespoke cabinetry, lacquered finish per linear m AED 3,200 – 7,500
Bespoke cabinetry, veneer finish per linear m AED 3,800 – 9,000
Laminate or acrylic cabinetry per linear m AED 1,900 – 3,800
Island unit, built and installed each AED 9,000 – 35,000
Quartz worktop, supplied and fitted per sq m AED 280 – 650
Marble or granite worktop per sq m AED 350 – 1,400
Tall pantry unit with pull-outs each AED 4,500 – 12,000
Appliance installation and connection each AED 180 – 650
Under-cabinet and plinth lighting per linear m AED 160 – 420
Kitchen respray instead of replacement per project AED 9,000 – 22,000
Kitchen strip-out and disposal per project AED 1,400 – 3,800

Dirty kitchen cost sits toward the lower half of that table when the room already exists and only needs cabinetry, extract and a sink – typically AED 18,000 to 55,000. It climbs when you are building the room itself, because partitions, drainage, a gas line and an extract route are construction work before any joinery arrives.

White kitchen with a toughened coloured-glass splashback behind the hob
Glass splashback behind the hob – one of the finishes that shifts a quotation more than clients expect

Pantry cabinets cost is quoted per linear metre so you can compare like with like. A pantry fit-out per linear metre runs roughly AED 1,900 to 3,800 in laminate or acrylic, AED 3,200 to 7,500 in sprayed lacquer and AED 3,800 to 9,000 in veneer, measured along the wall at worktop height and including base units, worktop and the tall run above.

Two things move a kitchen and butler’s pantry in Dubai quotation more than anything else. The first is worktop choice – quartz at AED 280 to 650 per square metre against marble at up to AED 1,400 changes a villa kitchen by five figures. The second is whether water and waste move. If the sink stays where it is, you are buying joinery. If it moves three metres, you are buying a civil works package as well.

Questions

Kitchen and butler’s pantry in Dubai: 12 best expert answers

What is the difference between a butler’s pantry, a dirty kitchen and a scullery?

A butler’s pantry is a service and storage room between kitchen and dining – crockery, glassware, dry goods, a plating worktop and sometimes a small sink. A dirty kitchen is a working cooking room for frying, grilling and spice work, so it needs a proper hob, a ducted extract and heat-tolerant surfaces. A scullery sits between the two and takes the washing-up, the bins and the appliances you do not want on show. In most villas one room in a kitchen and butler’s pantry in Dubai does all three jobs, and our brief lists which of them matters most to you.

How much does a dirty kitchen or pantry fit-out cost in Dubai?

A butler’s pantry or wet kitchen built into an existing room runs AED 18,000 to 55,000 including cabinetry, worktop, sink and extract. Measured per linear metre, pantry cabinetry is AED 1,900 to 3,800 in laminate or acrylic, AED 3,200 to 7,500 in sprayed lacquer and AED 3,800 to 9,000 in veneer. A full villa kitchen with an island is AED 60,000 to 180,000. Building the pantry room itself – new partitions, drainage, gas and an extract route – is costed separately as civil work.

Can I convert my maid’s room or storage room into a pantry?

In most cases yes, and it is the conversion we do most often. A maid’s room is the easier of the two because it usually already has drainage, a water point and a door, so you are adding cabinetry, ventilation and power rather than running new services across the villa. A storage room or under-stair cupboard needs more work since water and waste have to be brought to it. Two things decide feasibility: whether the drainage can be reached at a workable fall, and whether your landlord or community rules allow the change of use. We check both on the first site visit.

Do I need approval to add a second kitchen in my villa?

Usually yes. A second kitchen almost always involves new drainage, a new water point, extra power and often a gas line, and that combination triggers a developer or community NOC in Emaar, Nakheel and Damac communities, plus a Dubai Municipality submission where drainage or structure is altered. A gas connection brings Dubai Civil Defence requirements with it. If you are a tenant you also need the owner’s written consent. We prepare the drawing pack and lodge the submissions; authority fees are charged at cost.

Can you build the pantry without touching my existing kitchen?

Yes. If the existing kitchen is sound and you only want the back room built, we work behind the partition and leave the front kitchen alone apart from forming the doorway. The one thing worth deciding early is whether you want the pantry fronts colour-matched to the existing kitchen. If you do, bring us a door or a drawer front and we will match it in the spray booth and send a sample before production.

How long does a kitchen and pantry project take?

A pantry fit-out into an existing room is three to five weeks from approved drawings. A dry kitchen remodel that keeps the layout is one to two weeks on site. A full villa kitchen with an island plus a new back kitchen is eight to twelve weeks. The variable is the authority stage: a community NOC can return in a week, while a drainage alteration takes longer, so we run the workshop programme in parallel with the submission.

Is a glass partition between the kitchen and pantry a good idea?

It depends on what the back room is for. Glass keeps the light and the sightline and still holds back most noise, so it suits a pantry used for storage and plating. For a true dirty kitchen with a gas hob and heavy frying, a solid wall with a proper door gives far better smell and acoustic control. Reeded or frosted glass is the middle ground – light passes, the clutter does not.

What worktop should I use in a pantry?

Quartz for most pantries: non-porous, consistent and easy to wipe down. Stainless steel where the room genuinely takes abuse, because it is the only surface that does not mind hot pans. Granite if you like the look and will accept sealing it. Marble is beautiful and will mark where lemon, oil and wine land, so we rarely recommend it for a working back kitchen however good it looks in the showroom.

Can you move the sink, the hob or the fridge?

Yes, with the right lead time. Moving a hob or a fridge is mostly an electrical job and is straightforward. Moving a sink means new supply and new waste at a workable fall, which may need floor build-up or a submission depending on how far it travels. We survey the existing runs before quoting so the drawing shows what is actually achievable rather than what looks neat on a plan.

Do you make the cabinetry yourselves or import it?

We machine, assemble and spray in our own workshop in Ras Al Khor Industrial Area 2. That is why made-to-measure runs – a 580mm gap, a sloping under-stair void, a tall unit that has to clear a beam – cost roughly the same as a standard module. Hardware such as hinges, runners and pull-out gear is bought in from established brands and specified on the quotation so you know what you are getting.

What happens to my old kitchen?

Strip-out and disposal is quoted as a line item, typically AED 1,400 to 3,800 for a kitchen. We disconnect services safely, protect floors and lift routes, and remove the units and waste to a licensed tip. If the existing carcasses are in good condition, a respray at AED 9,000 to 22,000 is worth pricing against replacement before you commit to a full strip-out.

Do you work outside the main villa communities?

Yes. Most of our kitchen and butler’s pantry in Dubai projects sit in Arabian Ranches, Dubai Hills, Damac Hills, Mudon, Town Square, Springs, Meadows and Jumeirah, but we also cover Mirdif, JVC and apartment towers across the city. The workshop is in Ras Al Khor, which keeps delivery and snagging visits practical anywhere in Dubai.
