Game rooms in Dubai, clearance before decoration

Pool and snooker rooms, gaming and console setups, table football and arcade spaces, bar joinery and seating — laid out around cue clearance and sightlines first, then finished properly.

The short answer

What a game room involves and what it costs

A game room fit-out in Dubai covers layout planning around the games themselves, flooring, seating, bar or refreshment joinery, storage, lighting over tables and screens, acoustic treatment and AV. Expect AED 25,000 to 65,000 for a converted room with seating, lighting and joinery, and AED 65,000 to 200,000 for a full entertainment room with a bar, acoustic treatment and integrated AV. Abdulla Carpentry EST plans the room around playing clearances first, because a pool table in a room that is too narrow is a permanent problem.

Game rooms fail on geometry more than on anything else. A full-size pool table needs about 1.5 metres of clear space on every side for a cue, which means a room of roughly 5.8 by 4.5 metres. Put the same table in a 4.5 by 3.5 metre room and half the shots require a short cue, which is a compromise you will notice every single time you play.

So the layout comes first and everything else follows. Table size chosen to fit the clearances rather than the other way round, seating positioned where people can watch without being in the way, and the door swing checked so it does not open into a playing area.

Screens have their own geometry. A gaming or viewing position wants the screen at eye level from seated height, at a distance of roughly 1.5 to 2.5 times the screen width, with no window reflecting into it. Those are not difficult requirements, but they have to be decided before the sockets, the cable routes and the seating are fixed.

What goes in

The elements of a game room

A game room is a leisure room with technical requirements. The technical parts are what make it enjoyable; the finishes are what make it look considered.

Pool, snooker and table games. Layout planned to cue clearance, floor checked for level — a slate bed table needs a genuinely level floor and will need shimming otherwise — and lighting directly over the table at the right height, shaded so it does not glare into players’ eyes.

Gaming and console setups. Screen at seated eye level, seating at the right viewing distance, power and data at the screen and the seating, concealed cabling, and ventilation for consoles and AV equipment inside joinery. Hard-wired network rather than wireless where it matters.

Bar and refreshment joinery. A bar run with a counter, under-counter refrigeration, glass storage and a small sink, or simply a serving counter with a fridge. See joinery and stone works for the counter.

Seating. Modular sofas, built-in banquettes, bar stools at the right height for the counter, and somewhere for spectators that is out of the playing area. See upholstery services.

Acoustics and isolation. Game rooms are loud. An insulated partition, a solid core door with seals and absorption on the walls and ceiling keep the noise in the room, and also stop it sounding harsh inside.

Lighting. Bright and directed over tables, low and indirect for screens, and a scene control so the same room works for a game of pool and for watching a match. A single bright ceiling grid does neither well.

The clearances that decide what fits

Pool and snooker are the most demanding. A 9-foot American pool table is roughly 2.54 by 1.42 metres, and with 1.5 metres of cue clearance on every side it needs a room about 5.5 by 4.4 metres. An 8-foot table drops that to roughly 5.2 by 4.1 metres, and a 7-foot to about 4.9 by 3.8 metres. Full-size English snooker at 12 feet needs a room close to 6.7 by 4.6 metres, which is a genuinely large space.

Where the room is smaller, a shorter cue makes play possible but not pleasant. Our honest advice is to drop a table size rather than squeeze the clearance, because a slightly smaller table in a room that plays properly is far better than a big table you cannot use from three sides.

Table football, air hockey and arcade cabinets are more forgiving — around 600 to 900 millimetres of clearance at the playing positions is enough. Darts needs a throwing distance of 2.37 metres from the board face plus room behind the player, and a protective surround, because the wall around a dartboard takes a beating.

For screens, the useful rule is a viewing distance of about 1.5 to 2.5 times the screen width, with the centre of the screen at seated eye level, roughly 1.0 to 1.2 metres from the floor.

How a game room project runs

Surveying a room for a game room fit-out in Dubai

1

Survey and game list

We measure the room, check the floor for level and the ceiling height for cue clearance on breaks, and establish what is going in it — the games list determines the whole layout.

Floor levelling for a slate bed table per project AED 1,800 – 6,500

Floor level is worth checking early. A slate bed pool or snooker table needs a genuinely flat, level floor, and correcting a sloping screed after the room is finished is far more disruptive than doing it during the build.

Where it goes

Basements, garages, majlis rooms and mezzanines

In Dubai villas the game room is usually a conversion. A ground floor majlis is the easiest — already cooled, finished and served with power — and needs little more than flooring, joinery, lighting and acoustic treatment. A garage gives the best floor area and ceiling height but needs insulation and dedicated cooling before it is usable. See garage renovation.

Upper floor rooms work for gaming and screens but less well for tables, both because of the noise transmitted downwards and because upper floor slabs are more likely to need levelling for a slate bed. A resilient underlay and a properly sealed door deal with most of the noise.

Ceiling height is the constraint people forget. A cue raised for a break shot, a dartboard throw and a mounted screen all want reasonable height, and a false ceiling that drops the room to 2.4 metres can make a pool room feel cramped. We check the height before recommending a ceiling design.

Questions

Game room: common questions

How much does a game room cost in Dubai?

AED 25,000 to 65,000 for a converted room with flooring, seating, joinery and lighting. A full entertainment room with a bar, acoustic treatment and integrated AV runs AED 65,000 to 200,000. Tables and equipment are separate.

What size room do I need for a pool table?

About 5.5 by 4.4 metres for a 9-foot table, 5.2 by 4.1 for an 8-foot and 4.9 by 3.8 for a 7-foot, allowing 1.5 metres of cue clearance on every side. Full-size snooker needs close to 6.7 by 4.6 metres.

What if my room is slightly too small?

Drop a table size rather than reduce the clearance. A 7-foot table in a room that plays properly is far more enjoyable than a 9-foot table you can only use from two sides with a short cue.

How long does a game room take?

Four to six weeks for a straightforward conversion with joinery and lighting. Eight to twelve weeks for a full entertainment room with a bar, acoustic partitions and AV integration.

Can you make the room quieter for the rest of the house?

Yes — an insulated partition, a solid core door with acoustic seals and a drop seal, absorption on walls and ceiling, and a resilient underlay beneath the floor. Game rooms are loud, and this is usually worth doing properly at the outset.

How high should the light over a pool table be?

Around 800 to 900 millimetres above the table bed, shaded so the light falls on the cloth and not into players’ eyes. A linear fitting or three pendants along the table length works better than a single central light.

Can a game room double as a home cinema?

Yes, and it often does. The requirements overlap — acoustic treatment, scene lighting, seating and AV — but blackout and a dedicated viewing geometry are what turn one into the other. See our theatre room page.

Do you supply pool tables and arcade machines?

We can source and install them, or fit out the room for equipment you are buying. Either way we need the exact models at survey, because their dimensions determine the layout, the clearances and the floor preparation.
