What a garage renovation involves and what it costs
A garage renovation in Dubai covers floor preparation and coating or tiling, wall and ceiling insulation, storage and workshop joinery, lighting and power, ventilation or air conditioning, and door replacement — or a full conversion into a gym, office, majlis or store. Expect AED 15,000 to 45,000 to renovate a garage as a garage, and AED 70,000 to 200,000 for a full conversion into a habitable air-conditioned room. A Dubai garage is a concrete box with a large metal door facing the sun, and in July the air inside it can be well above 50 degrees. That single fact governs everything. It is why stored items degrade, why tools rust, why a car left inside is not much cooler than one outside, and why converting a garage without insulating it produces a room nobody uses after April.
The renovation therefore starts with the envelope. Insulation to the walls and, most importantly, the ceiling — the slab above is usually the warmest surface in the build-up. A sectional door with an insulated core rather than a single-skin up-and-over. Sealing at the door threshold and around the frame, because the gap under most garage doors is where the hot air and the sand come in.
After that it becomes a very rewarding space. It has the floor area, the ceiling height and a ground-floor slab that upper rooms do not, which makes it the natural home for a gym, a workshop, a store or a home office — often the largest single room in a villa, and usually the least used.

The elements of a garage project
Whether the garage stays a garage or becomes something else, the first four items are the same.
Floors. Epoxy or polyurethane coatings, which are seamless, oil resistant and easy to sweep, or large-format porcelain where the garage is becoming a habitable room. Either way the slab is ground, cracks are filled and the surface is properly prepared — coatings fail from preparation, not from product.
Insulation. Walls and ceiling insulated and boarded, with particular attention to the ceiling. This is the single change that most affects whether the room is usable, and it has to be done before any finishes.
Storage and workshop joinery. Wall-mounted cabinets and shelving off the floor, a workbench with power at the right height, tool storage, bicycle and sports equipment hanging, and heavy-duty racking for the bulk items. See storage rooms.



Doors. An insulated sectional door with a proper seal, or — for a conversion — removing the door entirely and building a wall with a window and a personnel door. The threshold seal matters as much as the door itself.
Lighting, power and ventilation. Bright, even LED lighting rather than a single fitting, sockets where the workbench and the equipment actually are, a dedicated circuit for a car charger, and mechanical ventilation or air conditioning depending on the use.
Conversions. Gym, home office, majlis, playroom, store or a self-contained room. Each needs the insulation, a floor build-up, air conditioning added to the system and usually a new external wall and window. See home gym and home office.


Epoxy, tile and the preparation that decides both
Epoxy floor coatings fail for one reason above all others: preparation. A garage slab has laitance on the surface, oil and tyre residue soaked into it, and usually some cracking. Rolling a coating over that gives a floor that looks superb for six months and then lifts in sheets where a tyre turns on it.
Done properly, the slab is diamond ground to expose sound concrete, oil contamination is treated or cut out, cracks are opened and filled with a resin, and a primer is applied before the build coats. The result bonds mechanically as well as chemically and will take vehicle traffic for years. It is also seamless, so there is nothing for oil or water to get under.
Tiles are the alternative where the garage is becoming a room, or where the client wants the appearance. Large-format porcelain over a levelled substrate with the correct adhesive and movement joints — and the floor has to be genuinely flat first, because large tiles show every deviation as lippage at the edges.
Falls matter in both cases. A garage floor should fall gently to the door so a wash or a leak drains out rather than pooling at the back wall, and if the existing slab falls the wrong way it is worth correcting during the screed stage.

How a garage project runs
Survey and intention

Joinery and handover
Storage cabinets, shelving, workbench and any room joinery installed and fixed into structure, lighting commissioned, and the space handed over swept and usable.

Converting a garage changes the external appearance of the property and usually the parking provision, both of which most Dubai communities regulate. The approval position is established at survey, before anything is designed.
What a garage conversion actually needs
The technical work is straightforward and there is more of it than people expect: insulation to walls and ceiling, a floor build-up to bring the level up and provide a proper substrate, air conditioning extended or a dedicated unit added, power and lighting upgraded to habitable standards, and the door opening closed with a wall containing a window and often a personnel door.
The regulatory side is what catches people out. A garage conversion alters the facade and removes parking provision, and most Dubai communities and owners associations have rules about both. Some permit it with approval; some do not permit it at all. We establish which applies to your property at survey stage, before any design work happens.
Resale is worth a thought too. A converted garage adds usable area and can make a villa far more liveable, but some buyers want the parking. Converting in a way that could be reversed — keeping the structural opening and building a non-loadbearing wall within it — preserves the option without compromising the room.


Garage renovation: common questions
How much does a garage renovation cost in Dubai?
AED 15,000 to 45,000 to renovate a garage as a garage — floor coating, insulation, lighting and storage. A full conversion into an air-conditioned habitable room runs AED 70,000 to 200,000.
How long does it take?
Two to four weeks for a renovation with flooring and storage. Six to ten weeks for a conversion, including insulation, air conditioning, the facade alteration and the approvals that go with it.
Is epoxy flooring worth it?
Yes, if the preparation is done. A properly ground, primed and coated slab is seamless, oil resistant and easy to keep clean, and it lasts for years. A coating rolled over an unprepared slab will lift within months — the preparation is the product.
Can I convert my garage in Dubai?
Often, with approval. It alters the facade and removes parking, and most communities and owners associations regulate both. Some permit it, some do not. We establish the position for your specific property before any design work.
Do I need to insulate the garage?
If you intend to use it for anything other than parking, yes. An uninsulated Dubai garage exceeds 50 degrees in summer, which makes it unusable, damages stored items and means no amount of cooling will keep up.
Can a garage be made cool enough for a gym or an office?
Yes, with insulation to walls and ceiling first, then a dedicated air conditioning unit sized for the heat load rather than the floor area, plus ventilation. Cooling without insulation does not work here.
What storage works best in a garage?
Wall-mounted cabinets and shelving with nothing sitting on the floor, so the floor can be swept and washed and a leak cannot reach the contents. Heavy-duty racking for bulk items and hanging systems for bicycles and equipment.
Can you install a car charger?
Yes — a dedicated circuit from the distribution board, correctly rated and protected, with the charge point positioned for your parking layout. We check the existing board capacity first, since some villas need an upgrade.
