Bathroom renovation in Dubai – remodeling and fit-out for villas, townhouses and apartments

Abdulla Carpentry EST has been renovating bathrooms in Dubai since 1984. Strip-out, waterproofing, tiling, joinery, sanitary ware and extraction handled by our own trades, with the room signed off watertight before a single tile is laid.

A bathroom renovation in Dubai is a wet-trade job before it is a design job. The room is stripped back, the floor and walls are tanked with a waterproofing membrane, the membrane is flood-tested, and only then does tiling, joinery and sanitary ware go in. Skip or rush the tanking and the leak shows up in the apartment below, which is the single most expensive mistake in this trade.

Costs run from AED 9,000 for a guest cloakroom to AED 90,000 for a large master bathroom, and a typical en-suite is AED 22,000 to 45,000 complete. One bathroom takes two to three weeks from strip-out to handover. Abdulla Carpentry EST covers the whole sequence in-house – demolition, plumbing, electrical, waterproofing, tiling, vanities, mirrors and extraction – so there is one contract and one site team rather than five.

Who we are

Bathroom renovation in Dubai: the company and the crew

Abdulla Carpentry EST is a licensed bathroom renovation company working across Dubai since 1984. Clients searching for bathroom contractors in Dubai, for a bathroom renovation company near me, for bathroom fitters or for bathroom specialists usually find three kinds of outfit: a tiler with a phone number, a design studio that subcontracts everything, and a contractor that actually holds the trades. We are the third, and a bathroom renovation in Dubai is what we do most weeks of the year.

Bathroom remodeling in Dubai, a bathroom fit-out, a bathroom revamp, a bathroom makeover and a bathroom upgrade are all words for different depths of the same job. We quote against scope, not against the word you used. A bathroom upgrade might be new sanitary ware and a respray of the existing vanity; a full fit-out means the room comes back to blockwork.

What makes a bathroom renovation in Dubai different from the same job elsewhere is the building stock. Towers have concrete slabs you cannot core without approval, raised floors with limited fall to the stack, and building management that wants a method statement before the first tool arrives. Villas give you more freedom but older drainage. We survey both before quoting rather than pricing from a photograph.

Every bathroom renovation in Dubai starts with a free site visit and a written bathroom quotation. We measure, check the existing fall and pipe runs, photograph what is behind the access panel and tell you what we found. Clients regularly ask for 3D bathroom design before committing, and for before and after sets from recent projects – both are part of the process, not an upsell. Our 3D design and consultation stage is where layout changes are cheap.

Scope

Full bathroom remodel – strip-out to handover

A full bathroom renovation in Dubai strips the room back to structure. Tiles, screed, sanitary ware, vanity, ceiling and sometimes the partition all come out, the services are reworked, the room is tanked, and it is rebuilt. A complete bathroom remodel is the only version where you genuinely control the waterproofing, because you can see the substrate.

The room as found – a dated timber vanity and tired tiling, photographed on the survey visit
Strip-out underway – drilling back a tiled wall to expose the existing supply pipework
Strip-out in progress – tiling cut back so the existing supply and waste runs can be checked

A partial bathroom upgrade keeps the layout and the tiling and changes what shows: sanitary ware, vanity, mirror, taps and lighting. A budget bathroom refresh goes lighter still – regrouting, a respray, new fittings and a new mirror. Both are genuinely worth doing when the tiling is sound, and both are quoted as fixed scopes rather than as a cut-price full job.

A luxury bathroom renovation sits at the other end: large-format slabs, book-matched stone, concealed cisterns, recessed niches, linear drains, backlit mirrors and bespoke joinery. The difference in cost is mostly material and detailing, not labour. The sequence – strip, services, tank, flood test, tile, fit, snag – is identical whichever end of the range you are at.

Style briefs on a bathroom renovation in Dubai repeat. A modern bathroom or a minimalist one means fewer visible joints, concealed cisterns and handleless joinery. A hotel-style bathroom means a big mirror, good lighting and generous stone. A spa bathroom adds a bench, warm timber and softer light. Arabic hammam style wants a wet bench, a floor gully and full-height stone. An accessible or elderly-friendly bathroom needs a level-access tray, grab rails fixed to proper pattressing and a 900mm clear door – all decided before first fix, never after.

Room by room

Master bathroom, ensuite and guest bathroom renovation

A master bathroom renovation in Dubai is where the budget concentrates: a double vanity, a separate bath and shower, often a wet area behind glass and a WC in its own recess. It is also the room most worth taking back to structure, because the layout you inherited from the developer rarely suits how two people actually use it at seven in the morning.

An ensuite renovation is usually tighter and more constrained by the bedroom wall and the stack position. A guest bathroom takes the same finishes at a smaller scale and a lower budget. A kids’ bathroom wants a bath rather than a shower tray, rounded edges and a thermostatic mixer with a temperature stop. A maid’s bathroom is normally a straight functional refit – sound tiling, decent extraction and fittings that survive hard use.

Powder room, toilet renovation and WC renovation all describe the same half-bathroom. There is no shower, so it is the one bathroom renovation in Dubai where the waterproofing scope is smaller, but the finishes are on show to every visitor you have. It is the one room where spending on a single slab wall or a good basin changes the whole impression of a house for a comparatively small sum.

Small rooms

Powder room and small bathroom makeover

A small bathroom renovation in Dubai is a geometry problem. Every hundred millimetres of vanity depth, every door swing and every tile format changes how the finished room feels. Compact bathroom design in Dubai usually comes down to four moves: wall-hang everything, use a frameless screen rather than a cubicle, run one tile format floor-to-ceiling, and put the storage in a recessed niche rather than a cabinet that projects.

Compact guest bathroom with a frameless glass shower enclosure and a wall-hung vanity
Compact guest bathroom – wall-hung vanity and a frameless screen in place of a cubicle

Space-saving bathroom fittings do most of the work. A wall-hung WC with a concealed cistern buys you 150 to 200mm of floor; a 400mm-deep vanity instead of 500mm makes a 1.5-metre room usable; a sliding or pocket door removes the swing entirely. A studio bathroom or a one-bedroom en-suite in JVC or Business Bay almost always gains more from these than from any finish change.

A bathroom makeover at this scale is also the fastest work we do. With the layout unchanged and the services staying put, a small bathroom can be stripped, tanked, tiled and fitted inside ten to twelve working days. That matters when a bathroom renovation in Dubai is happening in the only bathroom in the apartment.

Conversions

Bathtub to walk-in shower conversion

Bathtub removal and a tub to shower conversion is the most requested change in Dubai apartments. The bath comes out, the floor is rebuilt to fall, the area is tanked and a walk-in shower goes in behind frameless glass. The gain is floor space and ease of use; the cost is one fewer bath in the property, which is worth thinking about if you are letting the unit to families.

Walk-in shower built where the original bathtub sat – falls formed, tanked and flood-tested

A wet room is the fuller version: the whole floor falls to the drain and the entire room is tanked rather than just the shower zone. A level-access shower with no upstand is the most comfortable to use and the least forgiving to build, because every millimetre of fall has to be right. Where the slab will not allow enough build-up, a low shower tray with a 20mm upstand is the honest alternative and we will say so.

Drainage decides the detail on this kind of bathroom renovation in Dubai. A linear drain against the wall lets you fall the floor in one direction and suits large-format tiles; a centre gully needs four falls and more cuts. Either way the existing waste position and the available depth below the finished floor are checked on the survey, because in a tower you usually cannot move the stack.

The glass is the other half of a bathroom renovation in Dubai at this scale. A frameless shower enclosure, a fixed shower screen or a sliding shower door each suit different openings, and a recessed shower niche has to be set out before tiling, not after. We make and fit these ourselves – see glass works for thicknesses, hardware and coatings.

Substrate

Bathroom tiling, flooring and waterproofing

Bathroom waterproofing is the part of a bathroom renovation in Dubai nobody sees and everybody pays for when it is wrong. Waterproofing before tiling means a cementitious or liquid-applied membrane taken across the floor, up the walls to at least 300mm, full height in the shower zone, and dressed into every corner and pipe penetration with reinforcing tape. We flood-test and photograph the test before tiling starts.

Leak repair and damp and mould treatment usually trace back to a failed membrane, a cracked grout line at a movement joint, or a shower tray sealed with silicone instead of being tanked. We open up, find the path the water is actually taking and rebuild that section properly rather than resealing the surface. Our waterproofing team handles the tanking on every bathroom we build.

Bathroom tiles set the look and the maintenance of a bathroom renovation in Dubai. Porcelain tiles are the default for Dubai – dense, low-absorption and hard-wearing. Marble tiles and large-format slabs give the fewest joints and the most impact but want sealing and careful handling. Mosaic suits niches and shower floors because it follows a fall; terrazzo is back in fashion and works well on a powder room floor.

Anti-slip floor tiles are not optional in a wet room – ask for the R-rating rather than trusting the finish by eye. Full-height wall tiling costs more in material and labour than tiling to 1.2 metres, but it removes the painted band that always discolours first, and in a shower room it is the only sensible specification.

Joinery

Vanities, mirrors and storage

A bathroom vanity is joinery, and joinery is what this company was built on. We make floating vanity units, double vanity runs and fully custom vanity cabinets in our Ras Al Khor workshop, in moisture-resistant board with PU lacquer, veneer or laminate fronts and properly sealed edges. A vanity countertop in quartz, marble or solid surface is templated after the carcass is fitted, not before.

Because we build them, awkward widths cost what standard widths cost. A 1,340mm gap between a stack and a door, a cut-out around an access panel, a drawer that has to clear a concealed cistern – all of that is drawn before manufacture. See joinery for board specifications and finishes.

A bathroom mirror does more than reflect. An LED mirror with a demisting pad stays clear after a shower; a mirror cabinet buys you storage without taking floor space; a full-width mirror above a double vanity makes a narrow room read twice as wide. We cut, polish, back and fit our own glass – see mirror works for sizes, edges and lighting options.

Bathroom storage is the part of a bathroom renovation in Dubai that is usually under-planned. Recessed niches in the shower and over the bath cost almost nothing if they are set out before tiling and are impossible afterwards. A towel cabinet, a tall unit beside the WC and a drawer sized for bottles rather than a cupboard with one shelf are the three additions clients tell us they would have paid more for.

Fittings

Sanitary ware, showers and fittings

Sanitary ware choice drives both cost and cleaning. A wall-hung toilet on a concealed cistern frame is the cleanest-looking and easiest to mop around, and the frame has to be set before the wall is built out. A bidet or a bidet shower is standard in most Dubai homes; a smart toilet needs a power point behind it, which again is a first-fix decision. Basins range from a simple wall-hung unit to a vessel basin on a stone top.

Wall-hung basin, bidet and bath set against black marble and wood-look wall panelling
Wall-hung basin, bidet and bath against black marble and timber panelling

A freestanding bathtub needs floor-mounted or wall-mounted taps and enough clearance to clean behind it, so it suits a master bathroom rather than a 1.7-metre alcove. A built-in bath or a jacuzzi needs an access panel for the pump, and we build that into the tiling rather than leaving a plastic hatch in the middle of a slab wall.

Fittings are where a bathroom renovation in Dubai dates fastest. A thermostatic mixer is worth the extra over a manual one in any bathroom used by children or guests. A rain shower plus a hand shower on a riser covers both washing and cleaning the enclosure. Matte black fittings mark with limescale in Dubai water and need wiping; brushed gold and brushed nickel hide it better; chrome remains the easiest to live with.

On brands, we fit what you want us to fit. Grohe, Hansgrohe, Kohler, Duravit, Roca, Geberit and RAK Ceramics all turn up regularly in bathrooms we build, and we are happy to supply or to install client-supplied items. Tell us the brand and model at quotation stage and the price is fixed; choose at site stage and it becomes a variation.

Services

Bathroom plumbing, electrical and ventilation

Bathroom plumbing on a bathroom renovation in Dubai is first fix and it is unforgiving. Repiping an older villa in PPR or PEX, relocating fixtures where the fall allows, upgrading the drainage and installing or relocating a water heater all happen before anything is tanked. Every joint is pressure-tested and photographed while it is still visible. Our plumbers are in-house, so the test is ours to answer for.

Bathroom electrical work follows the same rule. A shaver socket at the right height, underfloor heating mats laid before the screed, bathroom lighting zoned so the mirror and the shower switch separately, spotlights set out to the tile grid rather than to the old ceiling, and backlit mirror wiring brought to the exact centreline of the mirror. Our electricians set all of it out at first fix.

An exhaust fan is the cheapest insurance in a bathroom and the most commonly undersized item we find. Bathroom ventilation has to be ducted to outside air, not into a ceiling void, and sized for the room volume. Proper humidity control is what keeps mould off the grout and the ceiling paint on the ceiling, and an anti-fog mirror or a demisting pad finishes the job.

A bathroom ceiling should be moisture-resistant gypsum or a PVC panel system, never standard board. Cove lighting around the perimeter lifts a low ceiling and hides the extract duct, and a demountable access panel over the valves is far better than cutting the ceiling open in two years. See ceiling works for build-ups and access detailing.

Bathroom doors get overlooked until the room is finished. A sliding door or a pocket door frees the swing area in a small bathroom; a frosted glass door brings borrowed light into an internal en-suite. Where the vanity is bespoke we can match the door finish to it, so the joinery reads as one piece rather than three suppliers.

Property types

Villa, townhouse and apartment bathroom fit-out

A villa bathroom fit-out usually means several rooms at once – master, two en-suites, a guest bathroom and a maid’s bathroom. We sequence them so the household keeps at least one working bathroom throughout, normally finishing the guest bathroom first so there is somewhere to use while the master is open. A townhouse follows the same logic with fewer rooms and tighter access.

An apartment bathroom renovation in Dubai is governed by the building, not by you. Building management approval is needed before works start in almost every tower, a developer NOC applies in Emaar, Nakheel and Damac buildings, Dubai Municipality consent is required where drainage or structure is altered, and if you rent you need the landlord’s written permission. Working hours, lift bookings and debris routes are all set by the building.

We prepare the method statement, the drawing pack and the submission, and we work to the building’s hours. Fees charged by the authority or the developer are passed through at cost. The one thing worth knowing early is that a tower will rarely let you move a soil stack, so a layout change that looks simple on a plan may not be available at any price.

We cover Dubai Marina, Downtown, Business Bay, JVC, JLT, Dubai Hills, Arabian Ranches, Damac Hills, Springs, Meadows, Mirdif and Palm Jumeirah. The workshop is in Ras Al Khor, which keeps deliveries and snagging visits practical across all of them.

Commercial

Commercial and hotel bathroom fit-out

A hotel bathroom fit-out is a repetition problem rather than a design one. One room is built, signed off as the benchmark and then repeated, which means the detailing has to be right once and buildable fifty times. Durability, cleaning access and the speed of a future repair matter more than anything on a moodboard.

Gym and spa changing rooms, clinic washrooms, office washrooms and restaurant toilets each carry their own requirements: anti-slip ratings and benches in wet changing areas, wipe-clean junctions and hands-free fittings in clinics, and high-traffic ironmongery in restaurants. Toilet cubicles in compact laminate or solid-grade laminate are specified by the partition system rather than by the tiling.

On a commercial bathroom renovation in Dubai we work out of hours in occupied premises when the client needs it, and we phase washrooms so a floor is never left without facilities. Commercial jobs are quoted against a BOQ or a drawing pack rather than a site photo, and the snag list is signed before handover.

How it runs

How a bathroom renovation in Dubai runs

A bathroom renovation in Dubai runs as five stages. A refresh compresses them; a full remodel does not skip any. The timings below assume one bathroom in an occupied home with building management approval already in hand.

1

Survey and measure

We measure the room and check every service.

2

Design and approve

You sign off the layout before tiles arrive.

3

Strip and rough-in

We strip out, then rework pipes and cabling.

4

Tank and leak test

We tank the entire room, then flood-test it.

5

Tile, fit and snag

We tile, fit, snag and clean before leaving.

A bathroom renovation timeline is two to three weeks per room for a full remodel, ten to twelve working days for a small bathroom, and under a week for a refresh. On a multi-bathroom villa we work one bathroom at a time so you can keep living in the house, which stretches the overall programme but means you are never without a working WC and shower.

Who sets the rules and makes the material

Before works start in a Dubai tower or villa community, these are the bodies whose approval or supply you will be dealing with. We lodge the submissions; it is still worth knowing who is on the other side.

Budget

Bathroom renovation cost in Dubai

Bathroom renovation cost in Dubai is driven by room size, how much the services move and what the tiles and sanitary ware cost. The ranges below are the ones we quote, taken from our own completed projects. They cover supply, delivery and installation by our trades, and exclude authority fees, which are passed through at cost.

Bathroom renovation in Dubai: price guide

Item Unit Typical range
Guest cloakroom, complete per room AED 9,000 – 18,000
Family or guest bathroom, complete per room AED 18,000 – 35,000
En-suite bathroom, complete per room AED 22,000 – 45,000
Master bathroom, complete per room AED 35,000 – 90,000
Wet room, fully tanked per room AED 28,000 – 65,000
Strip-out and disposal per room AED 1,800 – 4,500
Waterproofing and flood test per sq m AED 55 – 120
Wall and floor tiling, laid per sq m AED 90 – 260
Bespoke vanity unit with stone top per linear m AED 3,500 – 9,000
Frameless shower enclosure per sq m AED 280 – 420
Backlit mirror with demisting each AED 550 – 1,600
Sanitaryware, supplied and fitted per set AED 3,500 – 25,000
Underfloor heating (rare but requested) per sq m AED 220 – 450
Extraction, ducted to outside each AED 650 – 1,800

Cost per bathroom is the number most clients actually want. A small bathroom cost sits around AED 9,000 to 18,000 for a cloakroom and AED 18,000 to 35,000 for a family bathroom. Master bathroom cost runs AED 35,000 to 90,000 depending on stone, glass and whether the layout moves. Expressed as a bathroom fit-out per sq ft, most Dubai bathrooms land between AED 450 and AED 1,200 per square foot of floor area, which sounds high only because a bathroom packs more trades per square foot than any other room.

Three things move a quotation more than anything else. Moving the WC or the stack, because that is drainage work rather than finishing. Stone selection, where quartz at AED 280 per square metre and book-matched marble at AED 1,400 are both reasonable choices with very different totals. And glass, because a frameless enclosure in 10mm toughened costs several times a plastic cubicle and lasts correspondingly longer.

Questions

Bathroom renovation in Dubai: 12 best expert answers

How much does a bathroom renovation cost in Dubai?

A guest cloakroom is AED 9,000 to 18,000 complete. A family or guest bathroom is AED 18,000 to 35,000, an en-suite AED 22,000 to 45,000 and a master bathroom AED 35,000 to 90,000. A fully tanked wet room runs AED 28,000 to 65,000. Within those ranges the variables are stone, glass and whether the drainage moves. Strip-out and disposal is AED 1,800 to 4,500 per room and is quoted separately so you can see it.

How long does it take to renovate a bathroom in Dubai?

Two to three weeks per room for a full remodel, ten to twelve working days for a small bathroom where the layout stays put, and under a week for a refresh of fittings and sealant. Add time for building approval before works start, which can take anywhere from a few days to three weeks depending on the tower. Waterproofing and the flood test need their own curing time and cannot be compressed.

Can I change my bathtub to a walk-in shower in an apartment?

Usually yes. The bath comes out, the floor is rebuilt to fall, the area is tanked and the shower goes in behind frameless glass. The constraint is depth: you need enough build-up below the finished floor to form the fall to the existing waste. Where the slab does not allow a true level-access tray, a low tray with a small upstand is the honest answer. We check the available depth on the survey before quoting.

Do I need approval to renovate a bathroom in Dubai?

For anything beyond swapping fittings, yes. Building management approval is required in almost every tower, a developer NOC applies in Emaar, Nakheel and Damac communities, and Dubai Municipality consent is needed where drainage or structure is altered. Tenants also need the landlord’s written permission. We prepare the method statement and drawings and lodge the submission; authority and developer fees are charged at cost.

Can I stay in my home while the bathrooms are renovated?

Yes, and most clients do. On a multi-bathroom villa we work one bathroom at a time so there is always a working WC and shower. In a one-bathroom apartment it is harder – there will be several days with no usable facilities around the tanking and tiling, so plan to be elsewhere for that window. We seal the doorway, protect the route and clean the common areas daily either way.

Do you waterproof before tiling, and do you test it?

Always. The floor and walls are tanked with a membrane taken up at least 300mm, full height in the shower zone, with reinforcing tape to every corner and pipe penetration. We then flood-test and photograph the test before any tile is laid. If you are being quoted a bathroom with no line for waterproofing and no flood test, that is the line someone has removed to win the job.

Can you fix a leak without redoing the whole bathroom?

Often. We trace where the water is actually travelling rather than resealing the surface, then open up only that section – commonly a failed shower tray junction, a cracked grout line at a movement joint or a penetration that was never dressed. If the membrane has failed across the floor, a patch is a waste of money and we will tell you that rather than take the smaller job.

What tiles work best in a Dubai bathroom?

Porcelain for almost everything – dense, low-absorption and hard-wearing. Large-format porcelain gives you the fewest grout lines, which is what most people actually dislike about tiled bathrooms. Marble and natural stone look superb and need sealing and resealing. On any shower or wet-room floor, ask for the anti-slip rating rather than judging by eye, and use mosaic where the floor has to follow a fall.

Can you make the vanity and the mirror to measure?

That is the part we started as. Vanities are made in our Ras Al Khor workshop in moisture-resistant board with PU lacquer, veneer or laminate fronts, and the stone top is templated after the carcass is fitted. Mirrors are cut, polished and backed by us, with LED lighting and a demisting pad fitted if you want one. An odd width costs the same as a standard one because nothing is off a shelf.

Do you supply the sanitary ware or can I buy my own?

Either. We are happy to supply Grohe, Hansgrohe, Kohler, Duravit, Roca, Geberit, RAK Ceramics or whatever you prefer, and equally happy to install client-supplied items. The one request is that you decide at quotation stage: a concealed cistern frame, a shower valve and a freestanding bath all affect first fix, so changing the model after the walls are built becomes a variation.

Do you do the plumbing and electrical yourselves?

Yes. Plumbing, electrical, tiling, waterproofing, joinery, glass and ceiling work are all in-house trades, which is why the sequence holds together. Pressure tests on pipework and the flood test on the membrane are ours to answer for, and both are photographed while the work is still visible. Nothing is handed to a subcontractor who disappears before the snag list.

Which areas of Dubai do you cover?

Dubai Marina, Downtown, Business Bay, JVC, JLT, Dubai Hills, Arabian Ranches, Damac Hills, Springs, Meadows, Mirdif and Palm Jumeirah, plus most towers and villa communities in between. The workshop is in Ras Al Khor Industrial Area 2, which keeps delivery, site visits and later snagging calls practical anywhere in the city.
