Living room renovation in Dubai, the room that has to do everything

Television and media walls, fitted joinery, panelling and ceilings, layered lighting, flooring and majlis seating — a living room planned around the several different things it has to be in a single day.

The short answer

What a living room renovation involves and what it costs

A living room renovation in Dubai typically covers a television or media wall, fitted joinery and storage, wall panelling, ceiling and lighting design, flooring, and seating or majlis upholstery. Expect AED 25,000 to 60,000 for a living room refresh with a media wall and lighting, and AED 60,000 to 220,000 for a full renovation with extensive joinery, panelling and a new ceiling. A television wall alone runs AED 4,500 to 18,000. Abdulla Carpentry EST makes the joinery, the panelling and the upholstery in its own workshop.

The living room is the hardest room in a Dubai home to design, because it is asked to be four things. It is where the family sits in the evening, where guests are received, where children play, and increasingly where a large television dominates one wall. Those four uses want different furniture layouts, different lighting and different levels of formality.

The way through it is zoning rather than compromise. A seating arrangement that works for four people and extends for twelve. Lighting on separate circuits so the room can be bright and practical at seven in the evening and low and calm at ten. Storage that swallows the things children leave out, so the room resets in five minutes.

And a considered answer to the television, which is the thing that most often defeats a living room. Mounted flat on a plain wall it dominates; set into a panelled or joinery wall with the cabling concealed and a low unit beneath it, it becomes part of the room rather than the point of it.

What goes in

The elements of a living room project

Living rooms are mostly surfaces, joinery and light. The heavy construction is usually limited to ceilings and the occasional opening.

Television and media walls. The screen recessed or surface-mounted on a panelled or joinery wall, with cable routes and a ventilated equipment recess built in, a low unit or floating shelf beneath, and lighting behind the screen to reduce eye strain. See wall panelling.

Fitted joinery and storage. Full-height units flanking the television, closed storage for the things that should not be visible, display shelving for the things that should, and a bar or drinks section where the household entertains.

Ceilings and lighting. A gypsum ceiling with coves for indirect light, recessed downlights positioned to wash walls rather than to sit in a grid, and decorative pendants where the room has height. See false ceilings.

Seating and majlis. Reupholstering existing sofas, building new seating, or a full majlis arrangement with fixed benches, bolsters and floor cushions for gatherings. See upholstery services.

Flooring. Porcelain, stone, engineered timber or a combination with a rug defining the seating zone. The floor sets the temperature of the room more than any other single surface. See flooring.

Curtains and shading. Full-height curtains on a recessed track, sheers for daytime glare, and blackout where the room is used for films. Dubai daylight makes shading a functional decision, not a decorative one.

Lighting

The single change that transforms a living room

Most Dubai living rooms are lit by a grid of downlights in the ceiling, all on one switch, all at full brightness. That produces a flat, shadowless, slightly clinical light that makes a room feel like a corridor in the evening, and it is the most common reason a beautifully furnished living room does not feel comfortable.

The alternative is layers on separate circuits. An ambient layer — a cove throwing light across the ceiling, or downlights positioned to wash the walls rather than to dot the middle of the room. A task layer at the seating: floor and table lamps, or wall lights beside the sofa. An accent layer on the joinery, the display shelves and the television wall. And a decorative layer, which is the fitting people notice.

Colour temperature matters too. Warm white, around 2700 to 3000 kelvin, in a living room. The cooler 4000 kelvin lamps that many Dubai apartments are handed over with are appropriate in a kitchen and unforgiving anywhere you relax.

All of this is first-fix work. Adding circuits and repositioning fittings costs very little while the ceiling is open and a great deal afterwards, which is why the lighting design is done before the ceiling is boarded, not after the furniture arrives. See electrical services.

How a living room project runs

Surveying a living room in Dubai for renovation

1

Survey and brief

We measure the room, note the window positions and the direction the sun comes from, and talk through how the room is used through the day and how many people you seat when you entertain.

2

Design and 3D views

Furniture layout tested against circulation, media wall elevations, ceiling and lighting plan, and a finish board with the timber, stone, paint and fabric together. See 3D design.

Prices

Living room renovation costs in Dubai

Design, manufacture and install in Dubai. Ceilings, joinery and lighting are the three items that account for most of a living room budget.

If the room is sound and the layout works, the highest-impact spend is usually lighting and a media wall rather than a full renovation — often under AED 25,000 for a change that reads as a new room.

Majlis

Formal reception and family living

Many Dubai homes keep a formal majlis separate from the family living room, and the two need quite different treatments. The majlis is for receiving guests: more formal seating, often around the perimeter rather than facing a television, a serving arrangement for coffee and dates, and finishes that are impressive rather than relaxed.

Where the two are combined, the room has to switch between modes. Built-in perimeter seating with movable ottomans, a television that can be closed off or recessed, and lighting scenes that change the formality of the room at the touch of a switch are what make one space do both jobs.

Practically, majlis seating takes heavy use by many people, so foam density and fabric durability matter. We build the seating and make the cushions, bolsters and covers in-house, with removable washable covers as standard, which is the detail that keeps a majlis looking right after a year of gatherings.

Questions

Living room renovation: common questions

How much does a living room renovation cost in Dubai?

AED 25,000 to 60,000 for a refresh with a media wall, new lighting and finishes. A full renovation with extensive joinery, panelling, a new ceiling and flooring runs AED 60,000 to 220,000.

How long does it take?

Six to ten weeks. Ceilings, first fix and finishes take two to three weeks on site, joinery manufacture runs four to six weeks in parallel, and installation and commissioning takes a further week.

What is the highest-impact change for the money?

Lighting, followed by a media wall. Replacing a single-circuit downlight grid with a layered, dimmable scheme changes how the room feels more than new furniture does, and it usually costs less.

Can you conceal the television cables?

Yes, and it is the main reason people build a media wall. Cable routes, a ventilated equipment recess and a bracket rebate are formed in the wall before the panelling or joinery goes on, so nothing is visible.

Do I need a false ceiling?

Not necessarily, but it is how coves, concealed lighting and clean downlight positions are achieved, and it hides ductwork and cabling. If the existing ceiling is flat, sound and high enough, a lighting scheme can be done without one.

Can you reupholster my existing sofas instead of replacing them?

Yes, and if the frames are solid hardwood it is usually the better option — AED 1,800 to 6,500 for a three-seat sofa stripped, rebuilt with new foam and recovered, against a comparable new sofa at several times that.

How do I stop the room feeling dark in the evening?

Wash the walls with light rather than lighting the floor. Downlights positioned close to the walls, a cove throwing light across the ceiling, and lamps at seating height make a room feel bright at a much lower overall light level.

Can the work be done while we live in the villa?

Yes, with the room sealed off. The ceiling and first fix phase is dusty and noisy, so it is worth being out of the house for a few days of it, but the joinery installation is clean and quiet by comparison.
