What a storage room fit-out involves and what it costs
A storage room fit-out in Dubai covers shelving and racking engineered for load, bulk and pantry storage, hanging and equipment provision, ventilation, lighting and a sensible layout with clear access. Expect AED 6,500 to 20,000 for a store room or under-stair store fitted out, and AED 20,000 to 55,000 for a large utility store with heavy-duty racking and climate control. Store rooms are where design attention stops and where the failure is predictable. Shelving spans too far for the load and bows. Everything is stacked two deep, so half the contents are unreachable. There is no ventilation, so in Dubai humidity anything leather, paper or fabric develops a smell. And there is one light in the middle of the ceiling, so the back of the room is dark.
All four are cheap to solve during a fit-out and annoying forever afterwards. Spans limited to what the shelf material actually carries. Depths sized so nothing has to be stored behind something else — 400 millimetres for most items, deeper only where it genuinely suits. An air path, even just a grille in the door. And light at the shelving rather than in the middle of the room.
It is the least glamorous room we build and among the most appreciated, because a store that works removes clutter from every other room in the house.

Storage rooms are simple to build and easy to build badly. These are the decisions that matter.
Shelving and spans. Shelf depth of 350 to 450 millimetres for most storage, with spans limited to about 800 millimetres for an 18 millimetre shelf carrying real weight, or a thicker shelf with a front lipping for longer runs. Adjustable where the contents will change.
Heavy-duty racking. Where the load is genuinely heavy — tools, equipment, bulk supplies, stored stone or tile — a steel racking system or a timber shelf on a steel sub-frame. Rated and fixed into structure rather than into board. See metal works.
Bulk pantry storage. Adjustable shelving at varying heights for cases, sacks and large containers, with a low section that can take weight and a higher one for lighter items. Pull-out baskets or trays for anything that would otherwise be stored behind something else.
Under-stair and awkward spaces. The triangular space under a flight, made into drawers at the low end and full-height cupboards at the tall end, or a walk-in store with a door set into the panelling. One of the best-value joinery jobs in any villa. See staircase services.
Hanging and equipment provision. A rail for garment bags and out-of-season clothing, hooks for ladders, vacuum cleaners and sports equipment, and floor space kept clear for the items that are moved in and out regularly.
Ventilation and lighting. An air path — a grille in the door, a transfer duct or an extract — because a sealed store in Dubai humidity develops a smell and can grow mould on leather and fabric. Lighting at the shelving, ideally on a door-activated sensor.
Storing things safely in Dubai
Dubai storage has two enemies: humidity and heat. Humidity affects leather, paper, textiles, photographs and anything with an adhesive — handbags develop mould on the surface, documents cockle, and glued joints in old furniture can fail. Heat degrades electronics, batteries, candles, paint, adhesives and anything with a plastic component.
So the first question about a store is where it is. An internal room within the air-conditioned envelope is the safe answer for anything valuable. A garage, an external store or an unconditioned room is fine for tools, garden equipment, luggage and hardware, and wrong for leather, art, documents and electronics — which is exactly where most people put them.
Where valuable items have to be stored outside the conditioned envelope, we insulate the store, add a dehumidifier or an air conditioning supply, and seal it properly. It is a small version of the cellar problem, and the same principles apply — insulation, a sealed envelope and controlled air.
Simple measures help everywhere: raise everything off the floor on a plinth so a leak or a floor wash cannot reach it, leave an air gap behind shelving against an external wall, and use ventilated rather than sealed containers for anything organic.

Survey and inventory
We measure the space and go through what is being stored, how heavy it is, how often it is reached for and whether any of it is sensitive to heat or humidity. That determines the shelf spans, the depths and whether the room needs conditioning.
Design and load check
Elevations with every shelf positioned and its span checked against the load, access routes kept clear, ventilation and lighting planned, and a plinth detail designed so nothing sits directly on the floor.
Preparation
Lighting circuit and sensor installed, ventilation grille or extract fitted, walls made good and painted in a wipeable finish, and the floor finished in something that can be swept and washed.
Manufacture
Shelving, cupboards, drawers and any steel sub-frames made in our workshop, with edges sealed and finishes chosen for durability rather than appearance. Two to four weeks.
Installation
Installed, fixed into structure, levelled and load-checked, with adjustable sections set to the heights you actually need and the lighting commissioned before handover.

Under-stair storage is the best value in this list. A triangular void that was doing nothing becomes eight or ten drawers and a full-height cupboard, and it usually removes more clutter from a villa than any other single piece of joinery.
Designing a store you can still use in a year
The rule is that nothing should be stored behind something else. That means shelf depth matched to the contents — 350 to 400 millimetres suits most household items, and a 600 millimetre shelf simply becomes two rows deep with the back row forgotten. Where depth is unavoidable, pull-out trays or baskets solve it.
Zone by frequency, not by category. The things reached for weekly at eye level and within a step of the door; the things reached for seasonally higher up or further back; the things kept for completeness at the top. Most stores are organised the other way round, which is why a ladder is needed for the vacuum cleaner.
And leave floor space. A store with shelving on every wall and no clear floor has nowhere to put a suitcase down while it is being packed, and nowhere for the items that are genuinely bulky. Roughly a square metre of clear floor makes a store usable rather than merely full.

How far can a shelf span before it sags?
About 800 millimetres for an 18 millimetre shelf carrying real weight. Longer spans need a thicker shelf, a front lipping acting as a beam, a concealed steel flat bar, or an intermediate support. Sag is permanent once it happens.
How deep should storage shelving be?
Three hundred and fifty to 450 millimetres for most household storage. Deeper shelves end up two rows deep with the back row forgotten. Where depth is necessary, use pull-out trays or baskets so the back is still reachable.
Can I store leather bags and documents in a garage?
Not safely. Dubai humidity and heat will mould leather and cockle paper within a season in an unconditioned space. Anything leather, paper, electronic or valuable belongs inside the air-conditioned envelope, or in a store that is insulated and dehumidified.
Does a store room need ventilation?
Yes. A sealed store in this climate develops a stale smell and can grow mould on fabric and leather. A grille in the door, a transfer duct or a small extract fan is usually enough, and it costs very little to include.
What is the best use of the space under my stairs?
Drawers at the low end where headroom is minimal, and full-height cupboards or a walk-in store at the tall end. It is the highest-value storage joinery in most villas because the space is otherwise entirely wasted.
How long does it take?
Two to four weeks of manufacture with a few days of preparation and installation. Under-stair joinery is at the longer end because it is all scribed to an awkward geometry.
Can shelving be added to an existing store?
Yes, and it is a quick job. We survey, check the wall construction for fixings, make the shelving to fit the space and install it, usually within two to three weeks and in a day on site.
