Partition works in Dubai, walls that go up in days

What partition works covers and what it costs
Partition works in Dubai means building non load-bearing internal walls: gypsum board on galvanised steel studs, glazed office systems, acoustic and fire-rated assemblies, and demountable or movable systems. Expect AED 90 to 130 per square metre for a standard gypsum partition, AED 130 to 190 for a double-boarded acoustic wall, AED 160 to 260 for a certified fire-rated system, and AED 380 to 1,100 per square metre for glazed office partitions. A partition is not just a wall. It is a performance specification pretending to be a wall. How much sound does it need to stop? Does it have to hold a fire for sixty minutes? Does something heavy hang on it? Will it need to move at the next lease change? Those four questions produce four quite different constructions that look identical once painted.
That is the gap where most partition problems live. A client asks for a meeting room wall, gets a single-boarded stud wall stopped at ceiling level, and then discovers that every word carries into the corridor over the top of the ceiling. Nothing was built badly. The wrong thing was built.
So we start with what the wall has to do. Then the stud gauge, the board layup, the insulation, the perimeter sealing and the head detail all follow from it. Getting that specification right costs nothing at the drawing stage and is nearly impossible to correct afterwards.

The partition systems we build
Five systems cover almost every requirement in Dubai. Each solves a different problem, and they are frequently combined in the same floorplate.
Standard gypsum stud partitions. Galvanised track and studs at 400 or 600 mm centres, single 12.5 mm board each face, taped and finished ready for paint. The default internal wall — fast, light, cheap, and easily serviced because cables and pipes run in the cavity.
Acoustic partitions. Double board with staggered joints, mineral wool in the cavity, resilient channels or a twin-stud frame where the rating is demanding, and — critically — acoustic sealant at every perimeter and penetration. Built to slab soffit, not to ceiling level.
Fire-rated partitions. Certified systems built exactly as tested: specified board type and thickness, specified stud gauge and centres, board to underside of slab, and fire-stopping at every service penetration. Substituting any component voids the rating.
Glazed and part-glazed office systems. Slim aluminium framed or fully frameless glass, single or double glazed, with integrated blinds or applied manifestation. Covered in more detail on the glass works page.
Demountable and movable systems. Panel systems that unclip and relocate, and operable walls that fold or slide to open two rooms into one. The right answer for a leased floorplate that will be reconfigured, and for banqueting and training rooms.
Decorative and half-height partitions. Slatted timber screens, laser-cut metal, fluted panels and low dividers that zone a space without enclosing it. See wall panelling and metal works.
Sound, fire and the head detail everyone skips
Sound is the requirement clients notice when it is missing. The number that matters is the rating of the whole assembly, not of the board. A single-boarded stud wall stopped at ceiling level gives you privacy from normal speech and nothing more. Double board, insulated cavity, staggered joints, sealed perimeter and construction to slab soffit turns the same wall into a room where a confidential conversation stays in the room.
The flanking path is what defeats most acoustic partitions in Dubai. Sound travels over the wall through the ceiling void, under it through a raised floor, and around it through unsealed service penetrations. Building the wall properly and leaving a 300 mm gap above the ceiling achieves very little.
Fire is less negotiable. A rated partition is a tested system: a specified board on a specified stud at specified centres, built to the underside of the slab, with every cable tray, duct and pipe passing through it fire-stopped with an approved product. Change one component and the rating is gone. This is the item most often picked up at Civil Defence inspection, and correcting it means opening finished walls.

How a partition job runs
Requirements and setting out
We establish what each wall has to do — acoustic rating, fire rating, loadings for wall-hung items — and set out the lines on the floor from the approved layout. Setting out is checked against the ceiling grid and the MEP drawings before anything is fixed.
Approvals
In most Dubai buildings a fit-out requires landlord and authority approval before work starts, with drawings showing fire compartmentation and escape routes. We prepare and submit what the building needs rather than starting and hoping.
Framing and first fix
Track fixed and studs set, then electrical, data and plumbing first fix inside the cavity, with fire-stopping at every penetration through a rated line. Structure added for anything heavy that will hang on the wall later.
Boarding and insulation
Insulation in the cavity, then board — single or double, staggered joints where the acoustic spec calls for it — with perimeter sealant applied as the boards go up, not afterwards as an afterthought.
Finishing and inspection
Tape, fill, sand to level 4 or 5, then inspect. Rated walls are photographed at each stage before they are closed, because that record is what an inspector will ask for when the wall is no longer openable.

Partitions are measured by finished face area. Building to slab soffit rather than ceiling level adds material and time but is the only way an acoustic or fire rating is real. Night working and occupied premises carry a premium.
Partitions in offices, clinics and retail
Office partitioning is the largest part of this work in Dubai, and it is nearly always driven by a lease. A tenant needs meeting rooms, offices and a boardroom inside a shell, within a programme, to a landlord specification, and usually with a dilapidations obligation to remove it all at the end. That last point argues strongly for demountable systems on anything likely to change.
Clinics and healthcare add hygiene requirements: sealed junctions, coved skirtings, wipeable surfaces, and in some rooms lead-lined board for radiography. Those are specification decisions that have to be made before framing, not discovered during boarding.
Retail is about speed and compliance. Mall fit-outs run to immovable handover dates with night-work windows and strict fire compartmentation between units. We sequence partitions first so every trade after them has somewhere to work.
Partition works: common questions
How much does a partition wall cost in Dubai?
AED 90 to 130 per square metre for a standard gypsum partition ready for paint. Acoustic walls run AED 130 to 300, certified fire-rated systems AED 160 to 260, and glazed office systems AED 380 to 1,100.
How long does it take to build partitions?
A single office room is two to four days including finishing. A full office floor of 500 square metres is typically three to five weeks including first fix coordination, boarding, taping and sanding.
Should partitions go to the ceiling or to the slab?
To the slab soffit whenever sound privacy or a fire rating matters. A wall stopped at ceiling level lets sound travel over the top through the ceiling void and does not compartment fire at all. For a simple visual division, ceiling height is fine.
Can I hang a television or shelves on a gypsum partition?
Yes, if structure is built in. Plywood backing or a steel noggin at the fixing height, added during framing, will carry a heavy television or a wall-hung vanity. Fixing into board alone will not hold, so tell us before the wall is boarded.
Do partitions need approval in Dubai?
In most buildings, yes. Landlord or owners-association approval, and for commercial premises an authority submission showing compartmentation and escape routes. We prepare and submit the drawings as part of the job.
What makes a partition soundproof?
Mass, separation, absorption and sealing. Double board, a twin or staggered stud frame, mineral wool in the cavity, construction to slab soffit, and acoustic sealant at every perimeter and penetration. Leaving out the sealing undoes all the rest.
Can partitions be removed later without damage?
Gypsum partitions can be demolished and the floor and ceiling made good, which is normal at lease end. If reconfiguration is likely, a demountable system costs more initially but unclips and relocates rather than being thrown away.
Do you run electrics and plumbing inside the partition?
Yes. Cables, conduits and pipework go in the cavity at first fix, before boarding, with fire-stopping where anything passes through a rated wall. Retro-fitting services into a finished partition means cutting and patching.
