Abdulla Carpentry EST, a fit out and renovation company in Dubai, completed apartment interior

A fit out and renovation company in Dubai since 1984

Four decades, one workshop, twenty-four trades on our own payroll. Abdulla Carpentry EST are interior fit out contractors Dubai owners and businesses call for home and commercial renovation — handled end to end, not passed down a chain of subcontractors.

Who we are

Interior fit out contractors Dubai has relied on since 1984

Abdulla Carpentry EST is a licensed fit out and renovation company in Dubai, trading since 1984 and operating from its own joinery workshop in Ras Al Khor Industrial Area 2. We carry out complete interior fit out and renovation work for apartments, villas, offices, shops, restaurants, clinics and warehouses across all seven emirates. Everything from the first measured survey to the final snag is delivered by people we employ, under one contract, with one person accountable for the programme and one twelve-month workmanship warranty at the end of it.

The name says carpentry because that is where the business started, and the joinery workshop is still the heart of it. But the company you deal with today is a full fit out and renovation contractor. On a typical villa refurbishment we will strip out, alter partitions, rerun electrical and plumbing first fix, form gypsum ceilings, tile, waterproof wet areas, install our own kitchens and wardrobes, paint, fit sanitaryware and hand the property back cleaned and tested. The carpentry is one part of a much longer list.

That breadth is deliberate. A fit-out company in Dubai that only does joinery has to wait for somebody else to finish the ceiling before it can scribe a wardrobe to it. We do both, so the sequencing is ours to control and the tolerances are ours to hold. It is the single biggest reason our programmes are shorter and our snag lists are thinner than the market average.

Our story

Renovating homes and offices since 1984

Solid oak staircase and glass balustrade built by Abdulla Carpentry EST

The business opened in 1984 as a carpentry workshop serving the contractors who were putting up Dubai’s first wave of low-rise apartment blocks. The work then was doors, frames, skirtings and simple kitchen units, made to order because nothing suitable could be bought off a shelf. That habit — making rather than sourcing — never left the company.

Through the nineties the client list shifted from contractors to end users. Villa owners in Jumeirah and Al Barsha wanted fitted wardrobes and majlis panelling. Shop owners in Deira and Karama wanted counters and display joinery. The workshop grew, a spray booth went in, and the company started taking on the finishes that surrounded the joinery rather than leaving them to others.

The 2000s and 2010s turned that into a fit-out business proper. As Dubai’s towers and communities filled up, the demand moved towards renovation: apartments being stripped and rebuilt for resale, offices being reconfigured for new tenants, restaurants being turned over every few years. Those jobs need a contractor who can handle demolition, MEP alterations, ceilings, tiling, waterproofing and joinery in one programme. We hired those trades directly instead of brokering them.

Today the company runs twenty-four trades in-house, holds a Dubai licence in the name Abdulla Carpentry EST, works across the UAE, and still makes its joinery three hundred metres from where it made it in 1984.

The difference

Home and commercial renovation handled by one team

Most renovation quotes in this market are assembled from other people’s prices. Ours are built from our own labour rates, our own workshop capacity and our own material accounts. Here is what that changes for you.

  • One contract, one accountable party. You are not managing a joiner, an electrician, a tiler and a painter who each blame the other. If the levels are wrong, it is our levels and our cost to correct.
  • No mark-up stacking. A brokered job carries a margin on every subcontract package. When the trades are employed, that layer disappears — which is why our fixed prices tend to land lower than a coordinator’s on identical specification.
  • Real programme control. We can move a two-man team from second fix to snagging on the same afternoon. A coordinator has to book that team back in and wait for their diary.
  • Joinery measured against the built condition. Our carpenters survey after the ceilings and screeds are in, so wardrobes and kitchens are scribed to the room that exists rather than the room on the drawing.
  • Approvals handled for you. Dubai Municipality and DEWA submissions, building management NOCs, community permits, contractor passes and working-hour restrictions — we prepare and chase them as part of the job.
  • Twelve-month workmanship warranty. Written into the contract, backed by a company that has been at the same address for forty years and intends to be there next year.
The workshop

Ras Al Khor: where our custom joinery is actually made

Our workshop sits on 32b Street in Ras Al Khor Industrial Area 2. It is not a showroom. It is a working joinery shop with panel saws, an edge bander, a spray booth with extraction, drying racks and benches where wardrobes and kitchens are dry-assembled before they ever reach your property.

This matters more than it sounds. When a fit-out company in Dubai outsources its joinery, it orders from a drawing and finds out on installation day whether the carcass is square, the veneer matches across doors and the lacquer is the sheen that was specified. We find out in our own shop, a week earlier, where a mistake costs an afternoon rather than a site delay.

It also means you can come and look. Clients regularly visit during manufacture to approve a stain on the actual timber rather than a sample chip, or to see a kitchen stood up before it is broken down for delivery. That visit is welcome and costs nothing.

Materials are bought on our own accounts — Egger and Kronospan boards, local and imported veneers, Blum and Hettich hardware, Jotun and Dulux paint systems. We specify these by name on the quotation so you know exactly what you are paying for, and so a cheaper substitute cannot quietly appear on site.

The detail behind the stages

Why choose us for fit out and renovation

The detail behind those five stages is what separates a fit out and renovation company in Dubai that finishes from one that does not. At the survey we open the ceiling void, look at the riser, trace the existing services and read the building’s own rules, so the scope is honest before a price exists. The quotation that follows names materials and quantities line by line, so if you remove an item or change a finish you can see exactly what it saves. That is what transparent pricing means here: not a single lump sum you have to take on trust.

Before mobilisation we register the workers, protect the lift lobby and the corridors, and agree access hours with building management. On site the sequence holds: strip out, first fix, waterproofing and flood test, screeds and tiling, ceilings, second fix, joinery installation, paint, then final fix. Because these are in-house trades on one payroll rather than a chain of subcontractors, the next trade arrives the day the last one finishes. That is how on-time delivery actually happens on a fit out site.

The same method applies whether the job is a villa renovation in Al Barsha, an apartment renovation in Dubai Marina, an office fit out in Business Bay or a commercial fit out for a shop, clinic or restaurant. We work as a design and build contractor on turnkey fit out projects, and as an ordinary renovation company in Dubai when somebody only wants one bathroom put right. The same joiners make the custom joinery and carpentry either way, in the same workshop, to the same tolerances.

Over 40 years of experience sits behind that, with residential and commercial clients in roughly equal measure. We are a licensed contractor Dubai authorities recognise, the kind of fit out and renovation company in Dubai that can show you the paperwork. We are Dubai Municipality approved, and accepted to work inside Emaar, Nakheel and Damac communities. What you are buying is quality workmanship you can inspect at handover, a twelve-month warranty in writing, and a programme you can hold us to, in Dubai and across the UAE. Every project starts with a free site visit and quotation.

Straight answers

What working with this fit out and renovation company in Dubai costs

Dubai renovation pricing is usually quoted per square foot of treated area, and the honest range is wider than most websites admit. What follows is what we actually charge. Your figure depends on specification, building restrictions and how much of the existing installation can be retained.

Type of project Typical range What drives it
Cosmetic apartment refresh AED 300 – 500 / sq ft Paint, flooring, light joinery, no MEP alterations
Full apartment renovation AED 500 – 750 / sq ft New kitchen and bathrooms, rewiring, ceilings, full finishes
Villa renovation AED 500 – 900+ / sq ft Scale, external works, stone, bespoke joinery, structural changes
Office fit-out AED 250 – 600 / sq ft Partitioning, ceilings, HVAC and electrical density, brand finishes
Retail and F&B fit-out AED 400 – 900 / sq ft Kitchen extract, grease traps, landlord and authority requirements
Single room or single bathroom Priced as a package Quoted as one fixed figure rather than per square foot

We put those numbers on the page because the most common reason a Dubai renovation goes wrong is a quotation that was never realistic. A price forty per cent below the range above is not a bargain; it is a contractor who has left something out, and the missing item reappears as a variation once your bathroom is stripped to the slab.

Our quotations are itemised for exactly that reason. Every trade is priced on its own line with quantities and named materials, so you can compare us like for like against anyone else, remove items you do not want, or see precisely what upgrading a worktop from quartz to natural stone will add. Once you sign, that figure is fixed for the scope described. Variations only arise if you change the scope, or if something genuinely hidden — a leaking riser, an unrecorded structural beam — appears behind a wall, and we price those in writing before proceeding.

Common questions

What people ask before they hire us

How long has Abdulla Carpentry EST been operating in Dubai?

Since 1984. The company began as a carpentry workshop supplying contractors and grew into a full fit-out company in Dubai handling every interior trade. The workshop has been in the Ras Al Khor industrial area throughout.

Do you only do carpentry and joinery?

No. The name reflects where the business started. Today we deliver complete fit-out and renovation projects — demolition, electrical, plumbing, waterproofing, tiling, gypsum ceilings, painting, flooring, glass and HVAC alterations — as well as the joinery we manufacture ourselves.

Are the workers your own staff or subcontractors?

They are ours. We employ twenty-four trades directly. On rare occasions a highly specialised package such as aluminium or structural glazing is placed with a long-term partner, and we say so on the quotation rather than hiding it.

Do you handle Dubai Municipality and DEWA approvals?

Yes, as part of the job. We prepare the drawings and submissions, lodge them and follow them up. We also obtain the building or community NOC, arrange contractor passes and agree permitted working hours with building management before we mobilise.

Can I visit the workshop while my joinery is being made?

Yes, and many clients do. It is the best way to approve a stain, a veneer match or a lacquer sheen on the real material instead of a sample chip. Call 056-5608073 and we will arrange a time.

What warranty do I get?

A twelve-month workmanship warranty from the date of handover, written into the contract. Manufacturer warranties on hardware, appliances and sanitaryware are passed to you in full and in your name.

How are payments structured?

In stages tied to completed work — typically mobilisation, first fix complete, joinery delivered, and handover. We do not ask for the full contract value up front, and each stage is only invoiced once the work it covers is finished.

Do you work outside Dubai?

Yes, across all seven emirates. Sharjah and Abu Dhabi are routine. For smaller jobs in the northern emirates we will tell you plainly whether the travel makes the price sensible for you.

Come and see the work before you commit

Choosing a fit out and renovation company in Dubai is easier once you have seen the joinery. Book a free site visit and we will measure, advise and quote — itemised, honest about what your budget buys, and with no obligation attached. Or visit the workshop in Ras Al Khor and look at what we make before you sign anything.
