Laundry rooms in Dubai, ventilated, drained and tanked
Utility joinery, stacked appliance towers, sorting and folding worktops, drying and ironing zones, proper extraction and waterproofing — built so the hardest-working room in the house stops being an afterthought.
What a laundry room fit-out involves and what it costs
A laundry room fit-out in Dubai covers joinery and worktops, appliance housing and stacking, a sink, storage for detergents and linen, drying and ironing provision, ventilation and extraction, waterproofing and drainage. Expect AED 12,000 to 30,000 for a compact laundry and AED 30,000 to 70,000 for a full utility room with extensive joinery. Abdulla Carpentry EST tanks the floor and provides a floor drain wherever the layout allows, because a laundry is a wet room that nobody treats as one.
Laundry rooms in Dubai homes are almost always the last room anyone thinks about and the first one to cause a problem. They are frequently a corridor with a washing machine in it, with no extraction, no floor drain, no waterproofing and nowhere to fold anything. Then a hose fails at three in the morning and the water goes into the hall.
Two things fix most of it. Waterproof the floor and provide a drain, so an appliance failure is a mopping job rather than an insurance claim. And extract properly, because a washing machine and a dryer put a great deal of moisture into a small unventilated space, and in a Dubai apartment that moisture ends up in the joinery, the paint and eventually the ceiling.
After that it becomes a joinery problem, and a rewarding one. A worktop across the machines for sorting and folding, a deep sink for hand washing and soaking, full-height storage for detergents, linen and the vacuum cleaner, and somewhere to dry indoors — which in Dubai, for much of the year, is where drying actually happens.

The elements of a laundry room
A good laundry room is a sequence: sort, wash, dry, fold, iron, store. The layout should follow that order, because every time it does not, the laundry travels back and forth across the room.
Appliance housing. Side by side under a continuous worktop where the room is wide enough, or stacked in a tower where it is not. Stacking frees the space for a full-height cupboard and is almost always the right call in an apartment. Ventilation behind the machines matters, especially for a condensing dryer.
Worktops for sorting and folding. A continuous surface over the machines gives you the one thing every laundry lacks: somewhere to put things down. Laminate, solid surface or stone; the requirement is that it takes water and heat without complaint.
Sinks. A deep utility sink for soaking, hand washing and filling buckets, with a mixer tap that has enough height to get a bucket under. This is the item most often omitted and most missed afterwards.

Drying provision. A pull-out or drop-down rail, a heated rail, or a dedicated drying cupboard with extraction. For much of the Dubai year outdoor drying is impractical, so indoor drying needs to be planned rather than improvised over a door.
Ironing and storage. A pull-out or wall-mounted ironing board, a socket at the right height, storage for the board and the iron, and full-height cupboards for detergents, linen, cleaning equipment and the vacuum cleaner.
Services and protection. Waterproofing to the floor and up the walls, a floor drain where the slab allows, isolation valves on the appliance supplies within reach, and a properly ducted extract fan. See waterproofing and plumbing.

Ventilation, drainage and the things that fail
A laundry produces more water vapour than any room in the house except a bathroom, and it does it in a space that is usually smaller and almost never ventilated. Left alone, that moisture condenses on the coolest surface — often the underside of a worktop or the back of a cupboard — and the joinery swells from the inside out.
So extraction is not optional. A ducted fan to outside, sized for the room, ideally with a humidity sensor and an overrun timer. A vented tumble dryer must be ducted properly in rigid pipe with minimal bends; a condensing or heat pump dryer avoids the duct but still needs air movement around it. Recirculating fans do nothing useful here.
Water is the other failure mode. Appliance hoses fail, filters clog and drain pumps back up, and when they do the water has nowhere to go. We tank the floor and take the membrane up the walls, and where the slab allows we install a floor drain — which converts a serious escape of water into an inconvenience.
And the joinery itself is built for the conditions: moisture-resistant carcasses, all edges sealed, plinths that can be removed to reach a leak, and a worktop with a sealed upstand rather than a silicone line that will fail.

How a laundry room project runs
Survey and appliance list
We measure the room, locate the existing water, waste and power, and confirm the exact appliance models — their dimensions, door swings and whether the dryer needs a duct all determine the joinery.
Design and layout
The sequence planned from sorting through to storage, joinery elevations produced, extraction route decided and the drainage checked. Where a floor drain is possible, it is designed in now.
Strip-out and services
Existing fittings removed, plumbing and electrical first fix to the new layout, extract ducting run to outside, and the floor screeded with a fall to the drain where one is being installed.
Waterproofing and finishes
Floor and wall upstands tanked and tested, then tiling or a sealed floor finish, and painting. The waterproofing is done and checked before any joinery goes in.
Joinery and appliance installation
Carcasses installed and levelled, worktop templated and fitted, sink and tap connected, appliances positioned and connected with accessible isolation valves, and the extract fan commissioned.

A floor drain is only possible where the screed depth allows a fall to an existing or reachable waste. In an apartment it frequently is not, in which case a tanked floor with a raised threshold is the next best protection.
Laundries in apartments and under stairs
Most Dubai apartments give you a laundry balcony or a cupboard rather than a room. Both can be made to work far better than they usually do. Stacking the machines frees roughly half the footprint for full-height storage, and a pull-out worktop or a hinged folding surface gives you somewhere to work without permanently occupying space.
Laundry balconies bring their own problem: they are hot, and a machine standing in direct sun for years will fail early. Shading, a louvred screen or an enclosed and ventilated housing extends appliance life considerably, and it also stops detergent and fabric degrading in the heat.
Under-stair and cupboard laundries need particular attention to ventilation, because a closed door and a running dryer will fill the space with humid air. A ventilated door or a grille plus a ducted extract is the minimum, and it protects both the joinery and the appliances.

Laundry room: common questions
How much does a laundry room cost in Dubai?
AED 12,000 to 30,000 for a compact laundry with joinery, worktop, sink and ventilation. A full utility room with extensive storage, a drying cupboard and waterproofing runs AED 30,000 to 70,000.
How long does it take?
Two to four weeks including manufacture, with about a week on site. Where waterproofing and a new floor drain are involved, allow an extra week for the tanking and its test before tiling.
Should I stack the washer and dryer?
In anything smaller than a proper utility room, yes. Stacking halves the footprint and frees the space for a full-height cupboard, which is usually worth more than the convenience of side-by-side machines.
Does a laundry need waterproofing?
It should have it. Appliance hoses fail and drain pumps back up, and a laundry is often on an upper floor above finished rooms. Tanking the floor and the wall upstands turns a serious escape of water into a mopping job.
Can I have a floor drain?
Where the screed depth allows a fall to a reachable waste, yes — and it is the single best protection a laundry can have. In many apartments the build-up does not allow it, in which case a tanked floor and a raised threshold are the alternative.
What kind of extraction does a laundry need?
A ducted fan to outside sized for the room, ideally with a humidity sensor and an overrun timer. A vented tumble dryer needs its own rigid duct with minimal bends. Recirculating fans achieve nothing in a laundry.
Where can clothes be dried indoors?
A pull-out or drop-down rail over the worktop, a heated rail, or a dedicated drying cupboard with its own extraction. For much of the Dubai year indoor drying is the practical option, so it is worth designing rather than improvising.
Can a laundry be fitted into a balcony or a cupboard?
Yes, and we do it regularly. Stacked machines, a hinged or pull-out work surface, full-height storage above, and — critically — ventilation, plus shading if the space gets direct sun, which shortens appliance life considerably.
