Education fit-out in Dubai, safe, quiet and durable

Classrooms, nurseries and early years rooms, laboratories, libraries, training centres and staff areas — built with child-safe detailing, acoustics that let teaching be heard, and finishes that survive a full academic year.

The short answer

What an education fit-out involves and what it costs

An education fit-out in Dubai covers classroom and specialist room layouts, child-safe joinery and finishes, acoustics, lighting, laboratory and practical room services, libraries and resource areas, staff and administration space, accessible provision, and the regulatory approvals a school or nursery requires. Expect AED 1,400 to 3,200 per square metre for classrooms and general teaching areas, and AED 3,200 to 7,500 for laboratories, early years rooms and specialist spaces. Abdulla Carpentry EST works to the summer window, because a school cannot be handed over late.

Education fit-out in Dubai has a deadline harder than any commercial lease: term starts on a fixed date with children arriving whether or not the building is ready. Almost all school work therefore happens in the summer break or over a mid-term holiday, and the programme is built backwards from the first day of term with no float at the end.

The second constraint is safety, and it goes well beyond a risk assessment. Rounded corners at child height, anti-finger-trap detailing on every door, furniture anchored against tipping, glazing that is safety-rated and manifested at the right heights, no accessible sharp edges or pinch points, non-toxic low-VOC finishes fully cured, and surfaces that can be cleaned to a standard a nursery requires.

The third is acoustics, which is the most neglected and the most consequential. A classroom with hard floors, hard ceilings and bare walls has a reverberation time that makes a teacher hard to understand at the back of the room. Children with hearing difficulties or learning English suffer most. Absorption in the ceiling and on the rear wall fixes it cheaply, and it should never be value-engineered out.

What we deliver

The elements of an education fit-out

Schools are a series of specialist rooms with very different requirements, joined by corridors that take more wear than anything else in the building.

Classrooms. Teaching wall with board and screen, pupil storage, teacher storage and worktop, coat and bag provision, display surfaces, and a layout that allows a teacher to reach every pupil. Acoustic treatment and glare-free lighting on the teaching wall.

Early years and nursery rooms. Everything scaled down and softened — low storage children can reach and tidy into, rounded edges, soft flooring, nappy change and low-level WC provision, and sight lines that let staff supervise the whole room from anywhere in it.

Laboratories and practical rooms. Chemically resistant worktops, gas and water services with emergency isolation, fume extraction, eye wash and safety showers, and robust storage for equipment and chemicals. Science, food technology, art and design rooms each have their own services.

Libraries and resource areas. Shelving engineered for book load at heights children can reach, reading and group areas, and a quieter acoustic than the rest of the building. See library joinery.

Corridors, circulation and washrooms. Wall protection at bag and trolley height, durable flooring, robust door sets with anti-finger-trap detailing, lockers, and washrooms built for heavy use and easy cleaning.

Staff, administration and reception. Staff rooms, offices, meeting and interview rooms, and a reception that manages visitor access and safeguarding properly — a controlled entry point is a requirement, not a design preference.

The two things that decide whether a classroom works

Child safety detailing is a list, and we work through it item by item. Every corner within reach radiused. Anti-finger-trap strips on both the hinge and the leading edge of every door a child uses. Every tall unit mechanically anchored into structure, with backing built into partitions before they are boarded. Safety glazing to every low-level pane, manifested at two heights. Blind cords cordless or breakaway. Low-VOC paints and lacquers, fully cured and the rooms aired before occupation. Sockets at heights appropriate to the age group, with shuttered outlets in early years rooms.

Acoustics is the other half, and it is measurable. An untreated classroom in a modern building — hard floor, plasterboard ceiling, glazed wall — has a reverberation time well above what speech clarity requires, and the effect is that the teacher raises their voice, the children raise theirs, and comprehension at the back of the room falls. Children learning in a second language, which in Dubai is most of them, are affected more than anyone.

The fix is inexpensive: an absorbent ceiling, a treated rear wall, and soft finishes where they can be accommodated. Done at construction it costs a fraction of what it costs to retrofit into an occupied school, and it changes the room the day it is installed.

How an education fit-out runs

Surveying a school for a fit out in Dubai

1

Survey and curriculum brief

We survey the premises and work from the curriculum and the age groups — a Foundation Stage room, a secondary science lab and a training centre are three different projects, and the brief determines the services and the safety detailing.

2

Design and approvals

Room layouts, joinery elevations, services, acoustics and the safety schedule, then the education authority, building and civil defence submissions, including occupancy and escape provision.

School refurbishment during the summer break

3

Summer programme and enabling

The programme built backwards from term start, with the works sequenced by zone so the largest and longest items begin the day the school empties. Protection and site separation established first.

4

Construction and manufacture

Partitions, ceilings, services and acoustic treatment on site, with classroom and laboratory joinery manufactured in our workshop in parallel so installation is fast when the rooms are ready.

Acoustic treatment is the item most often cut from an education budget and the one that most affects teaching. It is inexpensive during construction and disruptive to retrofit into an occupied school.

Occupied schools

Working around a term and a holiday

Almost all school work in Dubai happens in the summer break, and the whole programme lives or dies on that window. Long-lead items — laboratory benching, specialist doors, acoustic systems, laboratory services — are ordered months ahead so that nothing is waiting on a delivery once the school empties.

Where work has to happen in term time, the separation is absolute: a hoarded, sealed and separately accessed area, with no site traffic through pupil routes, no shared entrances, and contractor access and checks handled in line with the school’s safeguarding policy. Noisy work is confined to the hours the school specifies, which usually means early mornings and weekends.

Handover is also different. A school does not accept a room with snags in it, because there is no time to correct them once children are in. So we snag and close out zone by zone as we go, and the final week is for cleaning, airing and a full safety walk rather than for finishing work.

Questions

Education fit-out: common questions

How much does a school fit-out cost in Dubai?

AED 1,400 to 3,200 per square metre for classrooms and general teaching areas, AED 2,600 to 5,500 for early years rooms, and AED 3,200 to 7,500 for laboratories and specialist spaces.

Can you complete the work in the summer break?

Yes, and that is how most school projects are programmed. Long-lead items are ordered months in advance so nothing waits on a delivery, and the works are sequenced by zone from the day the school empties.

What safety detailing do classrooms need?

Radiused corners within reach, anti-finger-trap strips on doors, every tall unit anchored into structure, safety glazing manifested at two heights, shuttered sockets in early years rooms, and low-VOC finishes cured and aired before occupation.

Why do classrooms need acoustic treatment?

Because an untreated room makes a teacher hard to understand at the back, and children learning in a second language — which in Dubai is most of them — are affected most. An absorbent ceiling and a treated rear wall fix it inexpensively.

Do you build science laboratories?

Yes — chemically resistant benching, gas and water services with emergency isolation, fume extraction, eye wash and safety showers, and secure chemical storage, designed to the curriculum and the practical work being taught.

Can work be done during term time?

Yes, in a sealed and separately accessed area with no site traffic through pupil routes, contractor checks in line with the school’s safeguarding policy, and noisy work confined to the hours the school allows.

Do you handle the approvals?

Yes — education authority, building and civil defence submissions, including occupancy figures, escape provision and the fire strategy. We start them early because they sit ahead of the summer works on the programme.

What about nurseries specifically?

Nurseries need everything scaled down: low storage children can reach and tidy into, soft flooring, rounded everything, nappy change and low-level WC provision, and sight lines that let staff see the whole room from anywhere in it.
